If you are self-employed or are an independent contractor, you must provide last year's signed tax return as well as a current year-to-date profit and loss statement signed by an accountant. Applicants without current income but with cash assets will need to provide an official bank statement document showing liquid asset amounts totaling a minimum of 80 times the monthly rent amount. Guarantor- While not all of our properties will accept guarantors, here are the qualifications for properties where guarantors are acceptable: Only one guarantor will be accepted per home. The guarantor is guaranteeing the terms of the lease for the whole period of the lease including any subsequent renewals of the lease and in the event that the lease continues month-to-month, at any point, unless written agreement to release the guarantor is granted by T3Management. The guarantor's gross income must be equal to 6 times the amount of total monthly rent, and the guarantor must provide proof of income as stated above. In the absence of employment or proof of self-employment income, a guarantor must provide official bank statement documentation showing liquid asset amounts totaling a minimum of 160 times the monthly rent. Credit history will be run and the applicant must pass the screening without conditions. Before final approval of the application, the guarantor must have the Letter of Guarantee signed, notarized, and the original document returned to T3 Management. Employment History Employment must be verifiable with 2 recent year-to-date pay stubs and through employer contact. If an applicant has just accepted a position, an offer letter with the starting salary, terms of employment, employee signed acceptance, and employer contact and verification will be required. Residence History Applicants must have a favorable, verifiable, and contractual third party rental history (2 years). More than 1 late payment or NSF (personal check not honored by the bank) in the previous 12 months, eviction, or unlawful detainer action will result in a denial of the applicant. In the absence of previous rental history or homeownership, an additional deposit or guarantor may be required. Credit History Applicants must show established credit in good standing. An increased deposit may be required for limited or no credit history. Reasons for application denial are unpaid judgements or tax liens, non-discharged bankruptcies (must be discharged for 2 years or longer), repeated patterns of late payments, negative accounts, collection accounts, charge offs, or evictions.
