This small but charming unfurnished cottage has been updated with new: designer vinyl plank flooring, new stainless and black appliances, a new roof and hurricane windows. The exterior was painted in September of 2023. The property is well maintained and welcoming. Other recent projects include: landscaping and fencing.
The 373 square foot cottage is located behind the main house. Renters love having two entrances--one to the alley and one to the courtyard (small privacy fence between the cottage and the house). This unit also includes the garage space, which the last renter used as an art studio. Note: It is open on the side facing the courtyard.
There is a brand new shared washer and dryer located within the enclosed porch, out of view for residents.
All utilities are included in the rent, including internet. Some lawn care is required of the tenants (weeding and planting if desired). The renters take care of the mowing and I take care of the tree trimming, and quarterly pest control.
I'm a private landlord, so there's no middle-man to deal with when there are issues. I'm hands-on and take care of things as quickly as I can. There are already tenants living in both units of the main house--duplex. They are incredible people who do their part to make this property awesome. We all do.
I'm only going to rent to an individual--no couples or families. This is simply due to the space, city code, and my budget (for utilities, amenities, and wear and tear). We all do our part to keep the property sustainable and the rent as reasonable as I / We can manage.
