- Must show proof of ongoing, stable total monthly income at least three times the monthly rent ($6,900 for this property) with healthy debt to income ratio.
- Applicants must provide good references from last two landlords. Applicants must not have prior evictions and must pass a background check.
- Applicants must agree to adhere to the community CC&Rs as well as the Rental Agreement rules and regulations (copies will be provided prior to formal application, upon request).
- One-year lease required.
- Must provide proof of renter's insurance with minimum $100,000 coverage prior to move-in, listing Black Cat Property Management as additional insured.
- All applicants/tenants must complete and annually maintain a pet, no-pet, service animal, or support animal profile through PetScreening. ($25 per year for pet and no-pet profiles, $0 for service or support profiles.)
All utilities must be transferred into tenant's name prior to move-in except water/sewer/trash paid by landlord. No smoking. HOA rules: no visible trailers, rvs, inoperable vehicles in driveway or in street, and trash cans must be stored in garage or behind fence.
