Our home is a one-story ranch on a 5 acre lot bordering on the Tittabawassee River with 430 ft. frontage. The lot dimensions are 664 x 457 x 556 x 430. We have done many updates on this 'cottage-turned-year-round-home' including insulating the crawl space and attic. 3 car garage. There is baseboard hot water heating throughout. AC via 3 splitters. Generator for power outages The garage door with screening pop-in was converted to sliding doors with casement windows on either side. Water softener installed. There is a 99' well . A 24 x 32 pole barn with workshop. There is a 4' crawl space under the main house (living room, bedrooms, kitchen and bathroom) which has a sand floor. It is a very dry and clean area and had been safely used for storage. The home and pole barn are about 30' above the river level with a rustic path leading down to two lower levels. A fire pit, picnic table and hunters blind are on what we refer to as the middle level. A good portion of this level is kept mowed and has been used for camping. There is an unofficial entrance to this level off Bensch Road and can be accessed with some trucks and ATVs. The lowest level is only 4-5 feet lower and runs the length of the river. The Tittabawassee as it passes our property is shallow and a rapids. Over the years fishermen have fished for trout down our stretch of river. We have put in a rope swing for the kids, and on hot days drag our lawn chairs into the river to cool our feet. Much of our property has been left natural with cedar, poplar, oak, maple, and multiple pine trees. It has been a good spot for finding mushrooms, morels and others. The fall colors on the property are some of the best I've seen in the area.
