Once per quarter safey checks of the home with a 24hour notice to the tenant will be performed by the landlord. This safety check is to ensure the home is not being damaged and/or to check on maintenance items that would be outside of the tenant's responsibilities. Maintenance of the yard to include twice per month yard cutting and weeding. Landlord will provide HVAC air filters for the tenant to replace monthly. Tenant is responsible for all utilities. Washer and dryer included if wanted as a courtesy only. If tenant wishes them removed, the landlord will remove them. If the washer or dryer breakdown, they will not be replaced by the landlord. Bunk bed offered as a courtesy only. If tenant wishes the bunk bed removed, the landlord will remove it. Refundable pet deposit of $300 not included in base security deposit is required if the tenant has a pet or pets. Landlord has every intention and obligation to give any deposit back as long as there is no pet damage. I just want to make sure that my property is not damaged.
