Wonderful family home. Long term rental. 3 bedroom, 2 bath mountain home. This home has been in my family for over 20 years. We love it, and at some point I will retire to this beautiful home (in a decade plus). We are looking for a family that wants to live and love the mountain. This home is in great shape, but, honestly dated and I will honestly adjust the mortgage accordingly. The Zillow rent estimate for this home is $2569.00 per month. This is not our get rich home. We have done some internal negotiations, and we feel this home should rent to the right people at $2200.00 per month. We discovered the electrical bill runs high, so I want to help offset it until we can figure out why it is high. Therefore, we are renting it for $2100.00 per month. I can tell you (and reference) the last (wonderful) renters. I raised rent 1 time in 6 years, still far under market. I do not see raising rent more often than every 3-4 years. The utilities are standard, Electric (again, expensive), Trash, broadband. We handle the monthly sewer and water bills (~$200.00). There is also a mandatory Timberline Rim recreation fee that is paid by the homeowner ($500.00 a year, paid by us in January, so, first year is "free"). The home needs some love. I want to be transparent, and I am very open to things the renters come across. If you are handy, or have a handy friend on the mountain, historically, I have allowed for a quote from you/handy friend INCLUDING LABOR to repair (x) if you feel it needs it. I have yet to say no. This has worked like: "Franklin, we need a new (X). Material is (X), my boyfriend can do it in (Y) hours (at ~$20.00 an hour). Estimate is $~800.00." We can either pay or easily subtract it from that months rent. This has been very cost effective for my renters and saves me finding contractors on the mountain. If not, I always find the right contractors and fix any issue you feel is important. In short, we are good people looking for good people in this home. What I am working to fix: New Fence New Toilet and tile in main bathroom. Works fine, but, it is too old for my taste. The Dishwasher works better than any brand new one, but, it is dated. Your call. New Shower heads. Again, works fine, but, dated. Possible tile. Pellet stove (wonderful, unique addition) needs to be repaired to feed better. Roof needs pressure washing. Probable new gutters. Long term plan is new metal roof. The roof may cause rent increase, but, again, long term, and not more than $100-$200.00 max. Heater works fine, but, I need it serviced (may be part of the large electrical bill). General caulking, etc. Trees need trimming (already on it). Looking for stable, good people to be happy and help me care of an important home. Wake up with nothing but forest in your back yard, have coffee on the deck. Home is available March 01. Asking first, last, deposit. BUT, last and deposit can be spread over first year. First is $2100.00. Last is $2100.00 and deposit is only $500.00. Lease is negotiable length. So, move in would be $2100.00 plus $2600.00/12=$215.00 (rounded down). Move in $2315.00 for 12 months. 2100.00 after 12 months. ALSO negotiable. Did I mention we are easy to work with for the right family? Renter Pays Timberline rim Recreation fees, $500.00 per year.
