On street parking available. Rental Criteria I. Gross monthly income, minus debt pmts, is at least three times the monthly rent - or proof of adequate savings. (Total monthly debt to income cannot exceed 33%) 2. 6 to 12 months verifiable income* or proof of adequate savings. 3. Credit score of 670 or higher.* 4. Applicant(s) have no history of an eviction, violent misdemeanor, felonies, sex or drug offenses and has no warrants out for his/her arrest (see paragraph below). 5. All prospective tenants age 18 and over must fill out an application and provide valid picture ID and valid Social Security number. 6. Able to comply with quiet hours 9pm to 7am, seven days a week. 7. Applicants and occupants have NO pets. 8. All deposits, fees and first month's rent are due at lease signing. 9. Previous landlords were given required 20 day notice prior to move out. No money is due to current or former landlord. 10. Maximum number of occupants per unit shall be no more than 3 persons as defined by current state and city code. 11. Application fee shall be given with the rental application, and information is accurate, complete and can be verified. 12. Able and willing to purchase renter's insurance. 13.
