Income: We require that the combined household gross monthly income be greater than or equal to three times the monthly rent. Acceptable documentation may include paystubs from the last 2 months, most recent tax returns, W2, offer letter, employer verification or bank statements. Rental history and landlord references: Applicants must have 24 months verifiable and positive residential history from a non-relative. Current and previous landlord information must be verifiable. The rental history must show a pattern of meeting rental and mortgage obligations, leaving properties in good condition and not having a pattern of complaints. Please note that you must provide contact information for the previous landlord, including email address, and they must take or return inquiries made to them from On-Site within 48 hours of initiation of screening or we may move on to the next application. Credit History: We will verify credit history with a third-party screening service. All open accounts should be in good standing over the last 24 months. Credit rating must be over 700. Automatic Denial: Applicants will be denied tenancy automatically under the following conditions: -Negative rental history -Active bankruptcy -Evictions within last 5 years -Inadequate income:rent ratio -Unverifiable income -Falsification of any application information Application Costs, Deposits, and Fees: Application will be considered complete upon the submission of a completed Zillow application, an in-person visit with the landlord, and submission of acceptable ID from all prospective tenants. Deposit: $4000 Move in: First, last, and deposit. Tenants may set up a 6 month payment plan for security deposit and last month's rent. Pet Criteria, Deposits, and Fees: We allow a maximum of 1 pet. Applicants must provide a veterinarian certificate, verifying the pet name, general description, and current vaccinations. Applicants must provide a current photograph of pet.
