Rental agreement is month to month and due every 4 weeks. Agreement automatically renews every month as long as tenant obeys all rules and stipulations outlined in the agreement.
A separate fee and credit check will be made for each adult tenant listed on the rental agreement. The names and ages of all tenants, adults and children, shall be provided to the landlord as well as phone numbers and email accounts solely for the purpose of communication and emergencies related to the function and operation of the property. An emergency contact must be provided.
Renters will set up automatic electronic transfer of rent to landlords account on or before the first day of each month. Tenant will show proof that auto pay has been set up prior to occupancy. Tenant will not alter in anyway the automatic electronic transfer of rent payment. If late payment of rent occurs for any reason a fee of $50 for first late day will be assessed with $25 for each additional day late.
Three days late on rent payment forces automatic termination of residency.
$1000 refundable cleaning fee. Property must be returned clean: all personal property removed inside/outside, floors vacuumed and mopped, windows (glass, frames, tracks) cleaned, all cabinets inside/out cleaned, walls washed, holes repaired from wall hangings, bathroom and fixtures cleaned, grass cut, batteries replaced in all smoke and CO2 detectors, ceiling fans cleaned, all trash/garbage removed from property.
Tenant must pay for damage insurance policy and renter's insurance during entire length of occupancy.
Renters must pay all utilities including water, gas, and electricity. Utilities must be transferred into your name before your occupancy begins. All utilities must be paid in full and on time. Additional fees will be charged for late payment of utilities and may result in termination of tenancy.
Property is no smoking, tobacco or Marijuana, or drug use, legal or illegal, of any kind. Tenant acknowledges that smoke from tobacco or other substances can damage the interior structure, including walls and floor, of the property. No grow or drug manufacturing operations.
No alteration to the property of any kind by the tenant shall occur without written approval of the landlord.
Tenant is responsible to report problems of any kind regarding condition and function of the property. Tenant is financially reponsible for any damage they cause to the property and shall report damages immediately to the landlord. Tenants will not attempt to repair any damages themselves or through the assistance of family members, friends, or repairmen.
Pets are forbidden unless agreed upon with separate addendum and agreed additional charges and fees.
No additional tenants may be added to the rental agreement without written agreement and additional rent and fees. Violation of this rule will result in immediate termination of this month to month rental agreement.
Tenant is responsible for yard maintenance including grass cutting, trimming bushes, leaf removal, keeping gutters clean, and changing furnace filter once a month. Grass must be cut at least weekly and must obey all city ordinance and property maintenance laws and will be responsible for paying any tickets and fines issued.
