    Newly listed 4 bdrm/2 bath townhouse in a quiet complex. Downstairs includes a large living room with closet and 1 bedroom and 1/2 bath. 3 spacious bedroom are upstairs with full bathroom. Washer and dryer are also included which is also located upstairs. Kitchen does have a refrigerator and stove. Townhouse as a large patio that connects to a 2 space carport. Carport does include a large storage cabinet. Complex does have a community pool which is located right outside of the unit. Townhouse is located across the street from a beautiful park and police station. All Parties living at 6661 Wilbur Avenue #31, Reseda, California 91335 are required to be on the lease agreement. Any person living at said property that are not on the lease agreement must be removed immediately as tenant is now in violation of lease agreement. Occupancy is for a 1 year lease and will be month to month there after. Tenant may sign another years lease after fulfilling the first 1 year lease agreement. A security deposit and 1st months rent of $7800.00 will be due prior to moving into unit. Rent of $3400.00 a month and will be required and due on the first (1st) of the month there after. No subleasing, Airbnb, or party rentals at the property. There will be a $25.00 late fee each day rent is not paid after the 1st of the month, $75.00 maximum. After 3 days of non-payment, a notice to vacate the premises will be issued. Tenant will pay ALL court fee for the eviction process and will be taken out of your security deposit. Your $3400.00 security deposit will be held and returned at the end of your yearly lease upon inspection of property, minus any damages. NO smoking inside the property. Water is paid by the homeowner. All other utilities, as well as cable and wifi are paid by tenant. There will be a $50.00 monthly pet fee per pet. 2 pet maximum. You must remove any unauthorized animal within 24 hours for notification. Appliances are included in the rental but are "As Is" and will not be maintained by owner. If anything should go wrong with appliances which include washer/dryer, refrigerator and stove, they will need to be removed by tenant and new appliances shall be bought and maintained by tenant. Lightbulbs and batteries that are used inside the property, such as batteries for smoke detectors or thermostats shall be maintained by tenants. Air filters are provided and shall be installed by tenant. Patio landscaping is maintained by tenant. Once determined by a plumber, any plumbing issues such as hair clogging or unnecessary matter in pipes will be charged to the tenant. Tenant will receive 1 set of keys for the security gate, front door, patio door, back gate and mailbox. Tenant will have to purchase any additional keys for the property. While renting property, Tenant must use care when handling cabinets, door, toilets, flooring and carpet as all has been checked by homeowner at the end for lease. Tenant accepts ALL financial responsibility for any loss, injury or damage to any person or personal property belonging to you caused by theft, vandalism, fire, smoke, water or pipe leaks or any acts of Mother Nature. Owner assume NO liability for such loss. Tenant should be respectful of all neighbors. Property includes 2 carport parking spaces. Tenant is not to park in driveway, park in any other space outside of rental unit or block other tenants property or parking spaces. Tenant will be provided with a checklist prior to moving into property.
