Please note that terms are subject to adjustments and revisions tailored to meet the specific needs of the tenant that is qualified. **1. DEPOSITS** 1.1. Tenant shall pay a security deposit of $3500.00, which shall not be used as the last month's rent. **2. MONTHLY RENT** 2.1. Monthly rent shall be $2340.00 **3. LEASE LENGTH** 3.1. The lease term shall be one (1) year. **4. PETS/PEOPLE NOT ON LEASE** 4.1. Tenant may have a maximum of two (2) pets of any kind, provided they are over two (2) years old and spayed or neutered. 4.2. Tenant shall obtain animal insurance for each pet and deposit as follows: - Dogs under 40lbs: $200.00 non refundable deposit, - Dogs over 41lbs: $300.00 non refundable deposit - Cats: $200.00 non refundable deposit 4.3. If more than two animals are discovered on the property, the lease will be terminated, and the tenant will be provided a 60-day notice to vacate the premises. No exceptions will be granted. 4.4. If someone is found staying for extended periods of time that are not on the lease. 2 options will be given. - Option 1: Pay 20% more of total rent. ($472.00 more monthly) Do to lying and not being honest. - Option 2: A 30 day notice to vacate property. No exceptions will be granted **6. UTILITIES** 6.1. Tenets shall pay for all utilities. (Water, gas, trash, electricity (true up bill) 6.2. Tenant shall be responsible for gas and electricity, including any true-up bill at the end of each year. The property is equipped with solar power, meaning the tenant is responsible for any true-up bill incurred at the end of each calendar year, rather than paying a monthly electricity fee. Historically, the true-up bill has averaged under $950 annually over the past three years, equivalent to approximately $80 per month for electricity. Additionally, the tenant is responsible for gas expenses, which have typically amounted to around $60 per month over the same period. **8. AIR FILTER MAINTENANCE** 8.1. Tenant shall grant Landlord access to the property every three (3) months for air conditioning system maintenance. **9. GARBAGE DISPOSAL** 9.1. Tenant is responsible for maintaining a working garbage disposal. **10. GARAGE & HOUSE KEYS** 10.1. Tenant shall be charged $150 for a replacement garage door opener key if lost or broken. **11. PROPERTY MAINTENANCE** 11.1. Tenant is responsible for maintaining the refrigerator, washer, dryer, microwave, and dishwasher in working condition. **12. SMOKING** 12.1. Smoking is prohibited indoors and within 10 feet of the property, including the garage. **13. VEHICLE MAINTENANCE** 13.1. Vehicle maintenance is not allowed in the garage; Tenant shall handle maintenance outside. **14. PARKING** 14.1. Vehicles are not allowed on the front lawn at any time. **15. PLUMBING** 15.1. Tenant is responsible for maintaining a working plumbing system. **16. OTHER RESPONSIBILITIES** 16.1. Tenant agrees to keep shower doors intact, refrain from tampering with solar equipment, and avoid placing hot items on countertops. 16.2. Only individuals listed on the lease agreement are permitted to reside on the premises for extended durations. Should the landlord identify unauthorized occupants staying for prolonged periods, the lease terms may be subject to revision, necessitating an adjustment in rent and potentially requiring an additional deposit. **17. VACATING THE PROPERTY** 17.1. Tenant shall provide 60 days' notice before moving out. **18. QUALIFICATIONS** 18.1. Tenant must have an income of 2.5 times the rental amount and one and a half of years continuous employment in the same field. 18.2. Prospective tenants are required to undergo a thorough credit and background check, with a minimum credit score of 650 deemed acceptable. 18.3. Two professional references must be provided, excluding friends or family members.
