The renter pays for all utilities including electricity, phone, and all consumables including propane for the grill and fire-pit, light-bulbs, toilet paper, paper towels, etc. House Rules: Welcome to our home! We strive to provide an enjoyable and comfortable stay for all renters. To ensure a pleasant lease of our home, we have published the following House Rules. Please read them carefully and adhere to them during your rental. General Conduct 1. Please respect the Property and Neighbors: - Treat the property with care and respect. - Report any accidental damage. - Accidents happen; while we reserve the right to charge for damage, please notify us promptly. Letting us know about accidents ASAP, allows us to eliminate any safety issues and minimize costs. - Please avoid loud noises, especially during nighttime hours (9 PM - 7 AM) - our neighbors sleep with their windows open! 2. No Smoking: - Smoking, vaping, and e-cigarettes are not allowed inside the property. - Smoking is permitted only in designated outdoor areas. - A minimum $200 extra cleaning fee will be charged for indoor smoking. - We reserve the right to deduct any extra cleaning fees from the security deposit if incurred. 3. No Parties or Events: - Parties and events are not allowed. - We take unauthorized events very seriously because they jeopardize your safety and risk us losing our insurance, - Violations of this rule result in immediate cancellation of the rental without a refund 4. Pets: - Pets are only allowed with prior written approval of the owner. The tenant must pay an additional pet deposit and cleaning fee, if owner approves a pet request. Note: no cats, rabbits, guinea pigs, or hamsters are allowed. We are allergic to these pets. - If you want a pet, please make a written request to the owner. Owner retains right to ot approve pet request. - If we approve a pet, you must agree to follow these rules: i. No pets on furniture ii. Don't leave pets in the house unsupervised iii. Please clean up after your pet, inside & outside - We reserve the right to charge a $200 additional fee for extra cleaning if renters allow pets on furniture. The standard pet cleaning fee covers all other cleaning requirements. Renter Policies 1. Maximum renters: - Maximum number of people allowed on lease: 6 - We don't allow unregistered renters to stay overnight. - Please note that exceeding the maximum number of renters may invalidate our insurance; we reserve the right to cancel your lease without refund and assess a $200 fine per extra renter; 2. Suitability for Children: - The property is not suitable for children under 12. - The property has not been child-proofed; assume there may be hazards for children. - We ask renters to ensure the safety of their children. - Please supervise children at all times. Use of Home 1. Cooking - Use the exhaust fan when cooking on the range - After using the grill, be sure to turn off all burners and scrape clean the grates - Do not run the oven's cleaning cycle 2. Eating and Drinking: - Please do not eat or drink in the living room or bedrooms - Please store food appropriately, either in the fridge or in sealed containers, to avoid attracting pests. 3. Stone countertops in the Kitchen: - The kitchen counters are natural stone. However, highly acidic liquids like lime juice, lemon juice, tomato juice, or wine can damage the stone. - Keep all acidic items away from the kitchen countertops. - If any acidic liquids spill on the counter, wash and clean immediately. 4. Appliances and Utilities: - Use appliances as instructed; - Natural gas. If you smell gas, don't turn on any lights, leave the house and call Pacific Gass & Electric (PG&E). - Dishwasher: i. Use powder dishwasher tablets ii. Normally, the dishwasher will flash "2:09" after you press "On" iii. If the dishwasher flashes "2:25" after you press "On", take these 2 additional steps, BEFORE pressing "Start" button: a. Remove & clean the filter located at the bottom of the washer bay b. Fill the Rinse Aid reservoir with Finish Jet Dry rinse aid. c. Press "Start" button. - Clothes Washer: i. Follow directions for using the washer ii. After a cycle has finished, leave door open to allow the drum to dry to prevent mold or mildew. - Clothes Dryer: i. Clear the lint filter of all lint after each use of the dryer ii. Not regularly cleaning the lint filter can cause a fire hazard - Heater: i. Please turn off the heater when leaving the house for the day or if leaving town for more than a day. - EV Charger i. Do not unplug the EV charger from the wall. - Water heater: i. No maintenance is required for the on-demand water heater - If you experience any maintenance issues, please let us know immediately. Cleaning and Maintenance 1. Cleaning: Before your rental start date, we will have the home professionally cleaned. However, tenants carry full responsibility for ongoing cleaning. We also ask you to do the following: - Countertops in Kitchen - only use provided StoneTech cleaner for natural stone counters in kitchen - Trash / Recycling / Compost: Every week, on garbage collection day, please move these items to bins on the driveway i. any garbage to the outside black bin ii. any paper or glass recycling to the outside blue bin iii. any kitchen scrap or other compostable, to the outside green bin - Please notify us of any stains or spills - Please regularly use the garbage disposal - Don't put coffee grounds down any drains - Don't put grease, bacon fat, or other oils down any drains - Any damage or additional cleaning costs incurred by the owner will be deducted from the security deposit. 2. Maintenance: - As soon as you learn about any maintenance issues, please inform us so we can address them. Safety and Security 1. Fire Safety: - Be aware of fire exits and the location of fire extinguishers. - Open flames (like candles or fires in the fireplace) are prohibited inside the home. - Please do not tamper with smoke detectors 2. Locking Up: - Ensure doors and windows are locked when leaving the property. - Turn on the security alarm when not home. Additional Policies 1. Commercial photography is not allowed without prior approval - just ask! - Unauthorized commercial photography can violate our insurance and will result in the cancellation of the lease. 2. Liability Waiver and Policy - These House Rules include a Hot Tub Waiver of Liability and Policy, and a Wildlife Waiver of Liability and Policy, attached below - they form an integral part of the House Rules, and by accepting the House Rules, you also agree to the attached Liability Waivers and Policies. By renting our property, you agree to abide by these House Rules. We appreciate your cooperation! Appendix A: Hot Tub Waiver of Liability and Policy We are pleased to offer a hot tub for you to use during your stay. To ensure safety and proper use, please read and agree to this Hot Tub Waiver of Liability and Policy: Waiver of Liability By renting this property, the renter acknowledges and agrees to adhere to all House Rules and liability waivers, including this Hot Tub Waiver of Liability and Policy. A renter must accept these terms as a part of the lease. We will include this waiver in the lease. 1. Assumption of Risk: - I understand and acknowledge that using the hot tub involves inherent risks, including but not limited to physical injury, health issues, and property damage. - I voluntarily assume all risks associated with the use of the hot tub and take full responsibility for any injuries, health conditions, or damages that may occur during or as a result of its use. 2. Release of Liability: - I hereby release, waive, discharge, and covenant not to sue the property owner, host, or any related parties for any and all liability, claims, demands, actions, or causes of action arising out of or related to any loss, damage, or injury, including death, that may be sustained by me or any members of my party while using the hot tub. 3. Indemnification: I agree to indemnify and hold harmless the property owner, host, and any related parties from any loss, liability, damage, or costs, including court costs and attorneys' fees, that may incur due to my use of the hot tub. Hot Tub Policy To ensure a safe and enjoyable experience for all renters, please adhere to the following hot tub policy: Usage Guidelines: The hot tub is for the exclusive use of registered renters only. Use of the hot tub is permitted between the hours of 7 AM and 9 PM. Health and Safety: Do not use the hot tub if the temperature is over 100 degrees Fahrenheit All renters, and in particular renters with health conditions such as heart disease, diabetes, high blood pressure, or other serious illnesses should consult a physician before using the hot tub. Pregnant women should avoid using the hot tub. Do not use the hot tub if you have open wounds, sores, or infections, or if you have had diarrhea within the last 14 days. We test the water during the cleaning before your stay but the hot tub may not be maintained during your stay; Please test the water before each use to ensure it is safe for use and properly sanitized. Test strips, sanitation chemicals, and instructions are provided for your convenience. Do not use the hot tub if you learn of any unsafe conditions. If you do, please notify us immediately. Supervision and Behavior: Children under 16 years old must be supervised by an adult at all times while using the hot tub. No diving, jumping, or rough play in or around the hot tub. Do not use the hot tub while under the influence of alcohol, drugs, or medication that may impair your ability to safely use the hot tub. Hygiene and Cleanliness: Shower and rinse off before entering the hot tub to remove lotions, oils, and dirt. Do not use soap, shampoo, or any other cleaning products in the hot tub. Keep the hot tub covered when not in use to maintain cleanliness, temperature and safety. Please close both the main cover and the weather cover after each use. Prohibited Items: No glass containers, food, or drinks in or around the hot tub. Do not add any chemicals or substances to the hot tub water, other than the sanitation chemicals provided. Carefully follow instructions when adding sanitation chemicals to the hot tub. Responsibility and Damage: renters are responsible for any damage caused to the hot tub or surrounding area during the term of the lease. If a violation of the above policy requires us to change the hot tub water, replace the filter or any other unplanned maintenance, we reserve the right to charge for costs incurred. This Hot Tub Waiver and Policy is an integral part of the House Rules which the tenant renting this home has accepted when signing the Lease; the renter acknowledges that they have read, understood, and agree to the terms and conditions of this Hot Tub Waiver of Liability and Policy. Appendix B Wildlife Waiver of Liability and Policy We are delighted to offer you the opportunity to enjoy our home and its natural surroundings such as the Hillside Nature Area, just a few blocks away. Occasionally wildlife will visit and live on our property. While we strive to provide a safe environment, it is important to recognize the inherent risks associated with encountering wildlife. Please read and agree to the following Wildlife Waiver of Liability and Policy: Waiver of Liability By renting this property, the renter acknowledges and agrees to adhere to all House Rules and liability waivers, including this Wildlife Waiver of Liability and Policy. A renter must accept these terms as a part of the lease. We will include this waiver in the lease.
