Tenant responsible for changing air filters, light bulbs, lawn upkeep, and reporting issues promptly. Landlord responsible for major repairs due to normal wear (plumbing, HVAC, roof, electrical). Fireplace is decorative only. Tenant may not burn wood or use gas logs. Occupancy: Only listed residents may live in the home without written approval. Guests may stay up to 14 days per 6-month period without written consent.Move-Out Notice: 30-day written notice required before lease end. Tenant must return keys and leave property clean and undamaged. The Landlord reserves the right to enter the property once every three (3) months to perform a routine inspection of the premises, provided that written or electronic notice is given to the Tenant at least 24 hours in advance, in accordance with Florida Statute 83.53.
