Tenants must maintain quiet enjoyment of the property and avoid disturbing neighbors.
No illegal activities or substances are permitted on the premises.
Moderate and responsible consumption of alcohol is permitted; however, intoxication, disorderly conduct, or alcohol-related disturbances are strictly prohibited. Smoking of any kind is not allowed on the property. Any violation of this rule will result in forfeiture of the security deposit and may lead to immediate eviction.
No smoking (including vaping or marijuana) inside the property.
No excessive noise, parties, or gatherings that disrupt others, especially during quiet hours (typically 10 p.m. 8 a.m.).
Tenants must comply with all local laws and ordinances.
Property Use
Cooking Restrictions: No cooking of any kind is permitted inside the premises. The use of stoves, gas burners, hot plates, electric skillets, or any other cooking appliances is strictly prohibited with the exception of a microwave. Violation of this rule may result in forfeiture of the security deposit and possible eviction.
The premises are for residential use only no business or commercial activity allowed.
Only approved occupants listed on the lease may reside in the property.
Overnight guests are not permitted on the premises under any circumstances.
Subletting or transferring the lease is prohibited.
Cleanliness and Maintenance
Tenant must keep the property clean and sanitary at all times.
Garbage must be disposed of properly and regularly.
Tenant must not damage or alter the property without landlord's consent (painting, drilling holes, mounting TVs, etc.).
Tenant must report maintenance issues or damage immediately to the landlord.
Plumbing and fixtures must be used properly (Tenants must not flush inappropriate items or misuse drains in any way that could cause clogging or damage to the plumbing system.).
Pets
No pets are allowed.
Service animals are permitted as required by law.
Safety and Security
Tenant must lock all doors and windows when leaving the property.
No tampering with smoke detectors, fire alarms, or security systems.
Tenant may not duplicate or replace locks.
The possession, storage, or use of firearms, ammunition, explosives, or any type of weapon on the property is absolutely prohibited. Any violation of this rule will result in forfeiture of the security deposit and immediate eviction.
Parking
Only authorized vehicles may be parked on the premises.
No parking sidewalks, or fire lanes.
Inoperable or unregistered vehicles may not be stored on the property.
Outdoor Areas
Tenant must maintain patios space in a clean condition.
No hanging laundry, clutter, or storage in common or visible areas.
No grills, open flames, or candles. Any violation of this rule will result in forfeiture of the security deposit and immediate eviction.
Move-Out Requirements
Tenant must return keys and remotes upon vacating.
Property must be clean and undamaged, excluding normal wear and tear. Any cost of repairs, including labor costs, required to restore the property to its original condition will be deducted from the security deposit.
All personal belongings must be removed before move-out inspection.
