Spectacular Mountain Lodge in Rist Canyon! Located in the foothills outside of Bellvue overlooking Horsetooth Reservoir this beautiful Lodge is on a 124 acre tree farm at an elevation of 7000 feet surrounded by forested mountains and offers complete privacy. The views from the 1000 square feet of deck are stunning. You can hike from the front door and encounter deer, elk, bobcats, mountain lions, bears, foxes and wild turkey. You MUST have a good 4 wheel drive vehicle to be able to access this property year round. The drive from the Lodge to Old Town Fort Collins is on 14 miles of winding country road and takes about 35 minutes and includes 3 miles of dirt road. This area burned in the 2012 High Park fire, but much of the forest around the Lodge survived due to previous tree thinning work and it is lush now with pine trees, wildflowers and native grasses. The Lodge was built in 2005 by the owner as a dream escape house. It has a rustic feel with custom woodwork throughout. Appliances provided include washer/dryer, refrigerator, dishwasher and range. Furnishings are provided if needed. This is a big house - over 3400 square feet. There are 4 bedrooms and 3 baths on 3 levels. One bedroom on the main level is set up as an office with a wrap around desk but it could be used as a bedroom as well. The master bedroom and master bath fill the entire upper level which also has a private balcony. The lower level has a 900 square foot open tiled Great Room with a wet bar, one bedroom and a full bathroom. There is a sauna/steam room and an area for an outdoor hot tub. Radiant heat is built in but the wood burning stove can heat the entire place in the winter and unlimited firewood is provided. A 1000 sq. ft. detached fully insulated 4 car garage/workshop is provided as well. This Lodge is a wonderful retreat and is best suited for someone who wants privacy and doesn't need to be in town on a daily basis, although the commute into Fort Collins is just over 1/2 hour and is a beautiful drive. Internet service is wired into the place and is pretty good - about 5 mbps depending on which plan you subscribe to. Cell phone service is usable but not great. The maximum occupancy is 4 persons due to limitations imposed by the well and septic system. Looking for positive, stable, nature-loving folks who enjoy a rural mountain setting. Must have excellent references and a reasonable credit report. One dog is possible with good references. The home is located off a private, no-trespassing road, and arrangements must be made in advance before driving up to see the property. There are no commercial activities other than tree farming allowed on this property and no hunting is allowed. There is potential to work on the tree farm if interested.
