No pets, no smoking indoors, no guests. Quiet hours: 10 PM-7 AM. Minimum stay preferred: We are offering 3, 6, 9 or 12 month leases. Street parking and 2 driveway spots available (first-come, first-serve).

No Smoking Indoors: Smoking of any kind (tobacco, e-cigarettes, vaping, incense, marijuana etc.) is strictly prohibited inside the premises.
No Pets Without Approval: Tenants may not keep any animals, pets, or livestock on the property without the landlord's prior written consent.
Timely Maintenance Reporting: Tenant must notify the landlord promptly of any maintenance issues, providing detailed information (when it started, what you observed, how it occurred, and any safety concerns).
Security Deposit: Tenant shall pay a security deposit equivalent to 1 month's rent payment, refundable within 30 days of lease end, minus deductions for unpaid rent, damage beyond normal wear and tear, or necessary deep cleaning.
Utilities & Internet: All utilities are included in the monthly rent for this property.
Quiet Enjoyment & Noise: Tenant must not create unreasonable noise or disturbances. Quiet hours are from 10 pm to 7 am daily.
No Subletting or Assignment: Tenant may not sublet the room or assign the lease, in whole or part, without the landlord's prior written approval.
Access for Landlord: Landlord may enter the property with at least 24 hours' notice for inspections, repairs, or showings and without notice in emergency situations.
Keys & Locks: Tenant must not change locks or install additional security devices without landlord permission. Tenant is responsible for the cost of lock replacement if keys are lost.
Guest Policy: No guests are allowed inside the property. (Flexible)
Cleaning & Housekeeping: Tenant agrees to keep their room and shared areas (kitchen, bathroom, hallways) reasonably clean and sanitary. A professional cleaning fee may be deducted from the deposit if excessive cleaning is required at move-out.
Liability & Insurance: Tenant is encouraged to carry renter's insurance covering personal property loss and liability. Landlord is not responsible for tenant's personal belongings.
Lease Termination & Notice: Either party may terminate the lease by providing at least 30 days' written notice before the intended move-out date, subject to any lease-specified penalties.
