We would like to exclude pet owners and smokers from renting our beautiful home due to potential damage and stains. There will be no subleasing allowed at any point in time while the tenant occupies the property. There will be a penalty charge if the renter subleases, have pets, and violate any clauses in the contract. The term of the contract will be 6 months to 1 year depending on our agreement. After the contract term, our leases will be month to month and can be terminated at any time at our discretion. The deposit will be $3500 and will be refunded at the end of the lease if there are no repairs needed. There will be a quarterly inspection by the owner to make sure no damages to the property and regular upkeep by the renter. The renter is to notify the owner of any damages right away to avoid further damages and ensure timely repairs. The owner will notify the renter in advance to schedule inspections or any potential house showing.
