Occupancy The premises shall be occupied only by the Tenant(s) listed in this Lease. No other person may reside without written consent from the Landlord. Use of Premises The premises shall be used solely as a private residence and for no unlawful purpose. Smoking not allowed Maintenance and Repairs Tenant shall maintain the premises in a clean and sanitary condition and promptly notify Landlord of any needed repairs. Tenant shall not make alterations without written permission. Landlord's Right of Entry Landlord may enter the property in accordance with California Civil Code 1954 with 24 hours' notice for inspections, repairs, or to show the property to prospective tenants or buyers. Pets No pets Insurance Tenant is encouraged to obtain renter's insurance to cover personal property and liability. Landlord's insurance does not cover tenant belongings. Default If Tenant fails to pay rent or otherwise breaches this Lease, Landlord may terminate the tenancy according to California law, including proper notice and eviction procedures. Termination At the end of the lease term, the tenancy shall terminate unless renewed in writing. Tenant must provide 30 days' written notice before moving out. Disclosures Landlord shall provide all required California disclosures, including: - Lead-Based Paint Disclosure (if property built before 1978) - Megan's Law Disclosure - Bedbug Addendum - Carbon Monoxide and Smoke Detector Compliance Governing Law This Lease shall be governed by the laws of the State of California.
