Tenant shall pay a security deposit of $2450, refundable within 21 days after move-out, less any deductions for unpaid rent or damages beyond normal wear and tear, per California Civil Code 1950.5.

Occupancy
The premises shall be occupied only by the Tenant(s) listed in this Lease. No other person may reside without written consent from the Landlord.

Maintenance and Repairs
Tenant shall maintain the premises in a clean and sanitary condition and promptly notify Landlord of any needed repairs. Tenant shall not make alterations without written permission.
Landlord's Right of Entry
Landlord may enter the property in accordance with California Civil Code 1954 with 24 hours' notice for inspections, repairs, or to show the property to prospective tenants or buyers.

Insurance
Tenant is encouraged to obtain renter's insurance to cover personal property and liability. Landlord's insurance does not cover tenant belongings.
Default
If Tenant fails to pay rent or otherwise breaches this Lease, Landlord may terminate the tenancy according to California law, including proper notice and eviction procedures.
Termination
At the end of the lease term, the tenancy shall terminate unless renewed in writing. Tenant must provide 30 days' written notice before moving out.
