Lease Duration The initial lease term is 6-12 months. After the initial term, the lease will convert to a month-to-month agreement unless renewed for another 12-month term with mutual written consent. 2. Utilities & Services Tenant is responsible for setting up and paying for the following utilities: Gas and Electric Through Consumers and DTE Energy Internet Wired for Xfinity Tenant must provide confirmation/account numbers for gas, electric, and renters insurance to the Landlord at least 5 days prior to move-in. 3. Renters Insurance Tenant is required to maintain active renters insurance with a minimum liability coverage of $100,000. Proof of insurance and policy number must be submitted to the Landlord prior to move-in and kept current throughout the lease term. 4. Lawn Care & Snow Removal Lawn care is provided weekly by the Landlord or a landscaping service. Tenant must ensure the yard is free of debris, toys, and other obstructions on scheduled mowing days. Snow removal is the responsibility of the Tenant, including sidewalks, steps, and driveways as required by local ordinance. 5. Smoking & Grills Smoking is permitted outdoors only, and must be done at least 10 feet away from the building. Smoking is strictly prohibited indoors. Grills are permitted 10 feet away from the building. No grills are allowed on decks, porches, or near the siding. 6. Pets No pets are allowed 7. Inspections & Access The property is subject to periodic inspections with a minimum 24-hour notice to Tenant unless in case of emergency. Tenant agrees to cooperate and allow access as required for inspections, repairs, or maintenance. 8. Prohibited Items and Activities No cannabis (weed) may be grown, smoked, or stored on the property. No flammable, explosive, or hazardous materials may be stored in the home, including the basement. This includes but is not limited to gasoline, propane tanks, fireworks, solvents, or chemicals. 9. Painting and Wall Modifications After completion of the first 12-month lease, Tenants may request approval to paint if they plan to renew for an additional 12 months. Tenant must receive written approval from the Landlord before any painting or wall alterations. Tenants may request window blinds or similar items; if approved, Landlord will handle installation.
