This house is in move-in condition and will be surrendered in such a fashion. If not, the security deposit will be utilized until the house is returned to its original condition prior to the initial signing of the lease. If the deposit does not cover the cost of damages then bills will be submitted to cover the cost of all damages sustained. Legal action will be used when needed. NO PARKING IN THE YARD. Renters are responsible for care and maintenance of the yards. Sub leasing not permitted. Renters are to maintain utilities in good standing to include but not limited to electric, water, and gas. Renters are to report all maintenance issues in a timely fashion or they may be billed for damages that occurred because of neglect in reporting maintenance occurrences in a timely fashion. A minimum of 30 days is required for move out notice. Failure to comply may result in forfeiture of portions or all of the security deposit. Renter is responsible for the maintenance and care of the yard.
