Rental Home is an Owner Occupied property
Employment verification, credit history review, and background checks are mandatory for all applicants. Applications will be accepted exclusively through Zillow. A complete application consists of the submission of the Zillow application, payment of the required tenant screening fee, and full verification of prior landlord references, employment status, and any applicable pet references. Applications will not be considered unless all applicants have viewed the property. For applicants who are not local, one member of the applicant group or another individual designated by the applicant must either visit the property in person or conduct a virtual tour using a real-time, interactive platform such as Skype or FaceTime. Failure to provide timely notice of cancellation or rescheduling of a property showing may delay or adversely affect application processing.
Applicants are required to provide valid, verifiable rental history covering a period of 24 consecutive months. Valid rental history is defined as a formal, written lease agreement or documented month-to-month tenancy. In the absence of such rental history, or if rental history is less than 24 months, the landlord may require an increased security deposit or a qualified co-signer. Applications may be denied based on one or more documented instances of late payments, non-sufficient funds (NSF) checks, or verified noise complaints within the prior 24 months. If prior or current landlords fail to respond to verification inquiries within 48 hours, this lack of verifiable history may result in application denial.
Applicants must demonstrate a minimum credit score of 720. Credit accounts must reflect good standing for at least two consecutive years. Derogatory credit history, including but not limited to unpaid debts, judgments, or collections, may result in application denial. Insufficient or nonexistent credit history may similarly result in denial. Final determinations regarding application approval will consider the entirety of the applicant's profile, including credit history, income, employment, and rental history.
Applicants must provide verifiable monthly income equal to no less than three times the monthly rental amount. Acceptable documentation for verifying income includes, but is not limited to, two consecutive recent pay stubs, the most recent tax return, W-2 form, Leave Earnings Statement (LES), Social Security benefit statements, housing voucher or subsidy documentation, or I-20 forms for international applicants. Should an applicant fail to meet the income threshold, the landlord may, at its discretion, require an approved co-signer or guarantor.
If a co-signer is permitted, the co-signer must satisfy the following requirements: a minimum of one year of verifiable rental or mortgage history with no late payments, a credit history reflecting all open accounts in good standing for the prior two years with no bankruptcies (open or discharged), verifiable employment for a minimum of 24 months in the same field or with the same employer, and verifiable garnishable income equal to no less than five times the monthly rental amount.
Applicants utilizing housing vouchers or other forms of rental assistance will be evaluated according to the same criteria as all other applicants, except that the income requirement will apply solely to the applicant's portion of the monthly rent.
All applicants must provide a valid, government-issued photo identification at the time of application. Grounds for denial include, but are not limited to, any unpaid or unresolved evictions (except evictions occurring during or within six months following the COVID-19 civil emergency period as prohibited by Seattle law), unpaid rental collections, outstanding balances owed to prior landlords, late payments, NSF checks, or noise complaints within the preceding 24 months, unverifiable Social Security numbers, falsification of information on the rental application, or a history of broken lease agreements resulting in collection activity. Applications may further be denied if criminal history reveals evidence of conduct that could reasonably pose a threat to the health, safety, or right of peaceful enjoyment of the premises by neighbors, other residents, or the community. When evaluating criminal history, the nature, severity, and recency of the conduct will be considered, and applicants may provide evidence of mitigating circumstances. Any conviction requiring registration as a sex offender or current inclusion on any sex offender registry may result in automatic denial.
This property is an owner-occupied unit and, as such, may be exempt from certain state and local landlord-tenant regulations, including some tenant screening restrictions. Notwithstanding any exemptions, the landlord will comply with all applicable federal, state, and local laws, including prohibitions against discrimination based on race, retaliation against tenants, and other applicable fair housing protections.
