After the 10th of the month, if rent or late fee are not paid, eviction papers will be take out on the 11th day of the month.
Security deposit is refundable after one year, as long as the house and yard are cleaned in equal condition as at original time of moving in. Examples include: Grass should be cut, debris in yard removed or in yard waste container and placed at the street, Cabinets should be wipe out, all floors should be cleaned and vacuumed, bathroom tubs and toilets should be cleaned, bathroom and kitchen sinks should be cleaned, stove and oven should be cleaned as well as the refrigerator. If cleaning is not done, it will be deducted from your security deposit at the time you move out.
Security deposit is refundable after one year, as long as the house and yard are clean and in equal condition as the original date of moving in. The security deposit is NOT refundable if you move out before one full year is up. A 30-day notice is required prior to moving out. The refund will be reimbursed once both parties have performed final inspection.
2. Utilities: Tenant is responsible for electric, water, gas, etc. Must be in tenant's name.
3. Sub-leasing is not allowed.
4. NO pets of any kind are allowed (Inside or Outside).
5. NO junk vehicles are allowed.
6. Keep yard and home in good living condition.
7. Landlord shall perform all maintenance unless otherwise specified.
8. Tenant is responsible for changing the HVAC air filters quarterly.
9. DRUG-FREE Housing: Tenant or tenant's house members, guests or other persons under tenants control shall not engage in criminal activity or in any act intended to facilitate criminal activity, including the illegal manufacture, sell, use, distribution or possession with intent to manufacture, sell, distribute or use a controlled substance. Termination can result from drug-related and alcohol abuse activities on or off premises, not just on or near the premises.
10. If landlord thinks you are in violation of the above terms or any other complaints regarding his/her property, he/she has the right to enter the premises even if you are not home. Any violation of the above items 1-9 will be deemed a material violation of the lease and good cause for termination.
11. Tenant is responsible for maintaining the lawn inside of the fenced area at the back porch.
12. Tenant is allowed 2 parking spaces in front of townhome.
