This is commercial property used as a mobile home park in Preston County, WV. It consists of 12 lots, each with its own water and sewer tap and individual electric hookup. There is a water and sewer hookup for a 13th lot, but it needs additional fill in order for the lot to be high enough for proper septic drainage. Each lot rents for $65.00 per month. The rents are mailed to me on a monthly basis. I pay one very small electric bill for a dusk to dawn light located in the center of the park. The park is divided into an upper site with 3 mobile homes (addresses are 901, 905, and 909 W. State Ave,) and a lower site with 9 mobile homes (each with the address of 705 W. State Ave. and a Lot #). Across the street from the upper lot is a graveyard, so they are nice, quiet neighbors. The upper site is .8 acre, and the lower site is Lot 87&PT LOT 85-86. At the back of the lower site, there is a bank which goes down to the railroad tracks. Each tenant owns their own mobile home and rents the lot only, thus there is no upkeep to be concerned with other than the main driveway/parking lot. We do get snow in this area, so I hire someone to keep it plowed in the winter. A county permit is issued once a year from the local health department, which has always been in good standing. The mobile home park is located on the west end of Terra Alta, and there is a Shop'n Save grocery store right up the road. There is a valley-like parcel of land that runs between the upper and lower sites which has a stream and the town's grinding station for the sewer department, but I will probably keep this piece.
