-All persons 18 years of age or older must submit a separate rental application, even if they will be part of the same household.
-Applicants must pass a background check.
-Minimum required credit score: 650+
-References required: at least one (1) professional reference and one (1) previous landlord reference.
-Strict no smoking/vaping policy inside the home; smoking/vaping is permitted outside only, in accordance with house rules and local laws.
-One well behaved small pet may be considered on a case by case basis at the landlord's sole discretion; any approved pet will be subject to a monthly pet rent amount determined by the landlord and set out in the lease.
-Tenant(s) are responsible for reasonable care and routine maintenance of the home and appliances for the duration of the lease term, as described in the lease agreement. Periodic inspections may be conducted by the landlord and/or a licensed professional with appropriate advance notice as required by law.
-All tenants are required to carry renter's liability insurance with minimum coverage of $100,000. Proof of active renter's insurance is required prior to key handoff. A move in walk through inspection will be completed with the landlord prior to key handoff and documented in writing.
