The Tenant shall vacate the premises no later than 12:00 PM on the Termination Date. Rent: The monthly rent for the leased premises is $1,100, payable in advance on the 1st of each month. A security deposit of $1,100.00 (hereinafter referred to as "Security Deposit") has been paid by the Tenant upon the execution of this Agreement. The Security Deposit will be held by the Landlord as security for the faithful performance by the Tenant of all terms and conditions of this Agreement. No Smoking Policy: Smoking is strictly prohibited within the premises of the leased property, including but not limited to, the interior of the dwelling, garage, and any enclosed or semi-enclosed areas such as porches and balconies. Parking Regulations: The Tenant agrees not to park any vehicles on the grass or any non-paved areas of the property. All vehicles must be parked in designated parking spaces or on the paved driveway. Last Month's Rent: The Tenant acknowledges that the last month's rent for this lease term is [Last Month's Rent Amount]. Termination: Either party may terminate this Agreement with written notice as required by local law. In the event of early termination by the Tenant, the Security Deposit shall be subject to forfeiture as described in applicable state law. Repairs and Maintenance: The Tenant shall promptly report any necessary repairs or maintenance issues to the Landlord. The Landlord will be responsible for repairs resulting from normal wear and tear, while the Tenant shall be responsible for any damages caused by negligence or misuse. Default: Any breach of this Agreement by the Tenant, including non-payment of rent, violation of the no-smoking and parking regulations, or failure to pay the last month's rent, shall be grounds for eviction and forfeiture of the Security Deposit. Entire Agreement: This Agreement constitutes the entire understanding between the Parties and supersedes all prior agreements or understandings, whether oral or written. Any modifications or amendments to this Agreement must be in writing and signed by both Parties. The Parties hereto have executed this Lease Agreement as of the date first above written.
