Rental Screening Criteria Verification of steady employment (pay stubs), or if self-employed (or having income from other sources), bank statements and tax returns showing a pattern of predictable income. Sufficient income to meet a 3:1 income to rent ratio (e.g., rent should not exceed 33% of gross income). Credit report that demonstrates good fiscal responsibility. No outstanding debt - including prior mortgages, rent, utility bill, etc. Rental history demonstrating a pattern of meeting rental or mortgage obligations, leaving property in good condition, and not having complaints from neighbors. Criminal history (evaluated on a case-by-case basis for applicable legitimate business reasons). Positive personal references. Tenant(s) must produce all required documentations and references at the time of application before that application may be considered. Instructions to Apply: Each person 18 and older who will be residing in the home must submit the following: Property tour and discussion/understanding of the conditions. Application filled out completely and truthfully (please inquire for forms) $50 screening fee (or as charged by 3rd party) for tenant screening report per applicant. Zillow application/background may be substituted if it includes all info - credit, background. Copy of current state or government IDs. Verification of income covering recent 3 months - such as pay stubs, SSI / disability papers, child support papers, etc. If self-employed, provide last year's tax returns and 3 months of current bank statements. A person is defined as residing in the home if they spend at least 3 nights in any rolling 14 day period. Credit Screening Zillow application is accepted if it includes necessary info. Alternate providers are Rental Housing Association WA (RHAWA) or TransUnion (SmartMove) - you have the right to contact the provider of the report for a free copy and/or dispute accuracy of information. They may be contacted at: TransUnion Consumer Relations Other details: The unit is available, at the earliest on May 21st, 2025. Monthly rent shall be due on the 1st of each month. Any partial months at the start or end of the tenancy (inclusive of any partial days) would be prorated. Priority is given to one who can begin tenancy at the earliest. 1st month (+deposite) would be due at signing, 2nd month accounts for the prorate if applicable, and 3rd month and thereafter, all rent due on the 1st of each month. Lease term: 10-12 months Utilities: not included. Tenants are responsible for all utilities charges (including starting any account in tenants name) during their tenancy. Tenants may open utilities in their name - except when not permitted (eg Seattle Public Utilities). Regardless of account names, meters shall be read and all charges shall be prorated as appropriate (per unit and/or day base rates, inclusive). Tenants are recommended to bring your own portable AC for cooling during summer weather. Tenants are responsible for basic maintenance: smoke/CO detector batteries, hvac or dryer vent clearances, landscaping and snow/ice removal for safety reasons. Monthly rent rate will be inflation-adjusted and nominally increased once per year (6% - but may discount to a lower rate based on consistent adherence to rental agreement). Renter's insurance required. Pets (or ESA as verified). Owners must be responsible for all of their animals' activities and observe all laws as applicable. For each small-sized pet ( 20 lbs), $30/month increase. For each medium-sized pet (20 30 lb), $60/month increase. For each large-sized pet ( = 30 lbs), $100/month increase. Pets must not present a risk to the safety or security of the property or its neighbors. We will observe FCFS rules. On application processing, we will only accept the 3rd party fee for screening when your application is being considered. On application acceptance and invitation to enter into lease agreement, we'll send you an agreement to sign - you have 48 hours exclusive right before we can consider offering to the next person. After signing, you have 48 hours to complete any required payments for initial deposit/rent. Otherwise, the rental agreement is considered voided and the lease may be offered to the next person. Early lease termination - tenant is responsible for half of the term's remainder. Before signing the rental agreement, please reference Seattle's "Renters Handbook."
