Pay the 1st month rent (pro-rated) & security deposit ($1895) at the time of signing the lease. 10. Rent of $1895 due by the first day of each month for the month ahead. Payment by direct deposit (PayPal, Venmo, or Zillow ACH/debit) is preferred, to avoid late payment and penalties. If payment is not received by midnight on the fifth day of the month, Tenants shall pay a late fee of $50. 11. In the event of early termination, Tenants are required to pay 1 month rent, or the remaining balance of the lease agreement, whichever is less, as an early termination fee. 12. Upon moving out, the Tenants must agree to return the house in the same condition as when first moved in. The house must be professionally cleaned and vacuumed. 13. If the rent has not been paid by the fifteenth (15th) of the month, then Landlord shall automatically and immediately have the right to take out a Dispossessory Warrant and have Tenants, his/her family and possessions evicted from the premises. 14. A copy of HOA covenant will be provided to Tenants. There must be no violation of HOA rules and policies. 15. Respect neighbors and keep noise level to a reasonable level, and to a minimum level after 10pm. Any notification complaints by neighbors or police via email, writing, and phone call will be grounds for eviction upon the third offense. 16. The Tenants shall not paint or decorate the Premises or make any alterations, additions, or improvements in or to the Premises without the Landlord's prior written consent and then only in a workmanlike manner using materials and contractors approved by the Landlord. All such work shall be done at the Tenants' expense and at such times and in such manner as the Landlord may approve. 17. The Tenants shall be solely responsible for insuring any of their personal property located or stored upon the Premises upon the risks of damage, destruction, or loss resulting from theft, fire, storm, and all other hazards and casualties. 18. Permit the Landlord (and the Landlord hereby reserves the right to) to enter the Premises during reasonable hours for the purpose of (1) inspecting the Premises and the Tenants' compliance with the terms of this lease; (2) making such repairs, alterations, improvements or additions thereto as the Landlord may deem appropriate; and (3) AS provided by law, in the case of an emergency, Landlord may enter the Premises without Tenants' consent. During the last three months of this Lease, or any extension of this Lease, Landlord shall be allowed to display the usual "For Rent" signs and show the Premises to prospective Tenants.
