LEASE PREMISES: The Landlord hereby rents to Tenant(s), subject to the terms and conditions of the Agreement, a first floor apartment located at 71 North Whittlesey Ave. Wallingford, CT 06492, consisting of 2 bedrooms, 1 bath. PURPOSE: The Tenant(s) and any occupant(s) may only use the Premises as a residential dwelling. FURNISHINGS: The Premises is furnished with the following: 2 Bedroom sets, Dining room set, Kitchen set, Living room set, Rugs and Carpets, Porch seating, Bedding, Towels, Ect. All of which shall remain on the Premises upon the move in and move out date of the Tenant(s). APPLIANCES: The Landlord shall provide the following appliances: Hot water heater, Light fixtures, Microwave, Refrigerator, Oven , Smoke detectors, Thermostats and controls, Etc. All of which shall be functional and remain on the Premises upon the move in and move out date of the Tenant(s). Any damage caused by Tenant(s) due to negligence or abuse shall be the responsibly of the Tenant(s). RENT: The full amount of the lease, $2400.00, shall be paid on the first of the month to the Landlord. Tenant(s) can pay the Landlord through bank check, cash or electronic payment deposited directly into Landlord's bank account. Receipt will be provided by Landlord at the time of payment if requested. LATE FEE: If Tenant(s) is 10 days late on lease agreed payment, $2,400.00, there will be an additional fee of 5%, $120.00. SECURITY DEPOSIT: The security deposit, $1000.00, will be due when the 1st months payment is due upon the move in date. If Lease is re-signed by Tenant(s) Security Deposit will transfer to the newly signed lease. The amount of $1000.00 is refundable if there is no damage created by Tenant(s) other than normal wear and tear of living. Landlord will return Security Deposit to Tenant(s) no later than 10 days after move out date. ACCESS: Landlord will provide Tenant(s) one set of keys to enter Premises. If lost or broken Tenant(s) will be responsible for replacement or cost of replacement of keys. SUBLETTING: Tenant(s) are not permitted to sublet the apartment. PARKING: Landlord will provide free 2 parking spaces in the parking lot behind the residence. UTILITIES: Landlord agrees to pay/provide the following utilities as part of the rental agreement: Electricity, Gas heating, WIFI, Sewage, Trash removal, Lawn care, Snow removal, Water PETS: Tenant(s) will be allowed pets. Security Deposit of $500.00 is required at first payment of Rental Agreement and is refundable if no damages are made by pets on the Property. Pet Security Deposit will be returned to Tenant(s) no later than 10 days after move out date. If Tenant(s) live with dog(s) they must pick up and dispose of feces. No feces shall be left on property. NOISE: Tenant(s) agree to abide by all local, state and county noise ordinances. SMOKING POLICY: There is to be no smoking inside the rental property. No exceptions.
