1. Lease Term:
This will be a 12-month fixed-term lease, month-to-month agreement
2. Rent Details:
The monthly rent is $3250, due on the 1st day of each month.
Rent payments shall be made on Turbo Tenant
A late fee of $50 will be assessed if rent is not received.
3. Utilities:
Tenant(s) shall be solely responsible for setting up and paying for all charges related to Gas and Electric services for the premises from the lease commencement date.
Landlord will be responsible for Water, Sewer, Trash
4. Security Deposit & First Payment:
A Security Deposit in the amount of $3250 shall be due and payable by the Tenant(s) concurrently with the first month's rent payment upon signing this Lease Agreement.
This Security Deposit is refundable, subject to California Civil Code 1950.5, and may be used for unpaid rent, cleaning, and damages beyond normal wear and tear. The deposit will be returned or an itemized statement provided within 21 days of tenancy termination.
5. Pet Policy:
One (1) small, pre-approved pet may be permitted with a signed Pet Addendum and at Landlord's sole discretion.
No additional "pet deposit" will be collected
Tenant(s) are responsible for all pet-related damage, waste removal, and ensuring the pet does not disturb other residents or violate any local ordinances.
Service animals and emotional support animals, properly documented, are not considered pets and are exempt from pet rent and pet deposit charges.
6. Smoking Policy:
Smoking of any kind (including but not limited to tobacco, cannabis, e-cigarettes, or vaping devices) is strictly prohibited within the rental unit, on the premises (including common areas, patios, and balconies), and within a reasonable distance from windows or doors.
7. Tenant Qualification Criteria:
All prospective tenants must undergo a comprehensive screening process, including, but not limited to, credit checks, rental history verification, and income verification.
Applicants are generally expected to have good credit (typically a FICO score of 675 or higher) and demonstrate a stable income (gross monthly income of at least three (3) times the monthly rent).
Applicants with a history of evictions will not be considered.
8. Occupancy:
The premises shall be occupied solely by the Tenant(s) named in the Lease Agreement and their minor children. No other persons may reside in the unit without prior written consent from the Landlord.
9. Maintenance & Repairs:
Tenant(s) are responsible for keeping the premises clean, sanitary, and in good condition, and for minor maintenance like changing light bulbs, batteries in smoke detectors, and ensuring drains are free of clogs.
Tenant(s) must promptly notify Landlord in writing of any needed repairs or hazardous conditions.
Landlord is responsible for maintaining the property in a habitable condition and making necessary repairs not caused by tenant negligence or misuse.
10. Landlord Right of Entry:
Landlord reserves the right to enter the premises in case of emergency or to make necessary or agreed-upon repairs, decorations, alterations, or improvements, or to show the dwelling unit to prospective purchasers, mortgagees, tenants, or workers.
Except in cases of emergency or abandonment, Landlord shall provide Tenant(s) with at least 24 hours' written notice before entry.
11. California Tenant Protection Act (AB 1482) Disclosure:
This property is subject to the California Tenant Protection Act of 2019 (AB 1482), which provides for rent caps and "just cause" eviction protections.
12. Renter's Insurance:
Tenant(s) are strongly encouraged to obtain renter's insurance to protect their personal belongings from fire, theft, flood, and other hazards, as the Landlord's insurance does not cover Tenant's personal property.
