3. Smoking and Pets
Smoking of any kind is strictly prohibited inside the home or on the property.
No pets are allowed on the premises unless otherwise agreed upon in writing by the Owner.
4. Payments and Deposits
A security deposit equal to one month's rent is due at signing of the lease agreement.
First month's rent is also due at signing, prior to move-in.
Rent is to be paid in full on or before the due date specified in the lease agreement (1st of every month).
5. General Responsibilities
Tenant agrees to maintain the property in a clean, safe, and orderly condition.
Any damage beyond normal wear and tear will be the responsibility of the Tenant and may be deducted from the security deposit at the end of the lease term.
6. Modifications and Alterations
No modifications, alterations, or improvements to the property are permitted without prior written consent from the Owner. This includes, but is not limited to:
Painting or wallpapering any part of the interior or exterior
Installing or removing fixtures, shelves, or appliances
Mounting televisions or drilling holes in walls
Changing or replacing locks, door hardware, or light fixtures
Adding or modifying landscaping, fencing, or outdoor structures
Installing satellite dishes, security cameras, or other equipment
Any unauthorized modifications will be considered a violation of the lease and may result in repair charges or forfeiture of part or all of the security deposit.
