Premises. Landlord leases to Tenant the property at 721 SE Shamrock Lane, Blue Springs, Missouri ("Premises"). 2. Term. Lease 3. Rent. Rent is $2,400.00 per month, due on the first day of each month. Payment is cash preferred, though other methods may be permitted at Landlord's discretion. Late payments shall incur a fee of $35 per day. Returned or refused payments shall incur additional bank and handling charges. 4. Security Deposit. Tenant shall deposit $2,400.00, refundable within thirty (30) days of lease termination per Missouri law. Deductions may include unpaid rent, utilities, cleaning, or damage beyond normal wear. An itemized statement will accompany any deductions. 5. Utilities. Tenant shall pay all utilities and services including electricity, gas, water, sewer, trash, and internet. Failure to maintain utilities is a breach of this Lease. 6. Use and Restrictions. Premises shall be used only as a private residence. No painting, remodeling, or alterations without written consent. No pets unless agreed in writing. No smoking permitted. Tenant shall comply with all local, state, and federal laws. 7. Appliances and Equipment. Premises include: Deep Freezer, Refrigerator, Microwave, Stove, Dishwasher, Washer, and Dryer. These remain Landlord property. Tenant shall keep appliances clean and may not remove or dispose of them. If Tenant wishes to use their own appliances in place of those provided, Tenant may do so only with Landlord's prior written consent. In such case, the Landlord's appliances must be safely stowed and stored on the Premises or another location approved by the Landlord, and returned in the same condition (normal wear and tear excepted) at the end of the Lease term. 8. Maintenance and Repairs. Landlord shall maintain structure, HVAC, plumbing, and major systems. Tenant shall maintain cleanliness, replace bulbs/filters, and keep drains clear. Repair requests must be in writing. Failure to report damages may result in Tenant liability. 9. Insurance. Tenant shall maintain renter's insurance covering personal property and liability, and provide proof before move-in. Landlord is not liable for Tenant's personal property losses. 10. Entry and Access. Landlord may enter Premises for inspection, repairs, emergencies, or to show the property to prospective buyers, lenders, contractors, or other authorized individuals. Except in emergencies, Landlord or their representatives shall provide at least 24 hours' notice prior to entry. 11. Default and Termination. Tenant default includes nonpayment, Lease violations, illegal activity, or abandonment. Landlord may terminate Lease, retake Premises, retain deposit, and pursue legal remedies. 12. Entire Agreement. This Lease contains the full agreement. No oral agreements are valid unless in writing and signed by both Parties. 13. Severability. If any provision is invalid, the remainder remains in force. 14. Governing Law. This Lease shall be governed by Missouri law. 15. Attorney's Fees. The prevailing party in legal action shall recover
