Lease Term, Renewal, and Rent -Lease duration is 12-months unless otherwise negotiated. -Rent is due on the 1st day of each month. -A grace period of 3-days is allowed. Late fees will begin on the 4th day of the month. -A late fee of $100 + $10/day thereafter until paid in full. -Rent payments are to be made via online portal. -A $35 fee will be incurred for reversed payments. -Security deposit will be returned within 30 days of move-out, minus any deductions with itemized statement. -Tenants must provide 60 days written notice of intent to renew or vacate. -An Early Termination Fee of two-month's rent will be incurred unless otherwise agreed. Occupancy Limits of Guests -Maximum occupancy is 5 persons. -Guests staying more than 7 consecutive days require written approval. -Unauthorized occupants may result in lease violation and potential eviction. Utilities -Tenant is responsible for: Electricity, Gas, Water, Internet. -Landlord will provide trash removal. Maintenance and Repairs -Tenant must maintain property in clean and sanitary condition. -Tenant is responsible for minor upkeep (e.g. air filters, light bulbs). -All maintenance issues must be reported in a timely manner. -Landlord will address repairs within a reasonable timeframe. Alterations -No painting, major modifications, or installations without prior written approval. -No additional locks may be installed without landlord consent. Pets -Pets are permitted with prior approval. See fees within for deposits, monthly rents, and additional information. Noise and Conduct -Quiet hours are between 10:00PM - 7:00AM per Fairfax County zoning requirements. -No illegal activities or disruptive behavior is allowed. -No smoking inside the property. Landlord Access -24-hour notice required for non-emergency entry. -Entry allowed for inspections, repairs, or showings. -In emergencies, landlord may enter without notice. Insurance -Renter's insurance is required. Proof of insurance must be provided before move-in. -Tenant is responsible for insuring personal belongings. Move-Out Policy -Tenant must provide 60 days' written notice. -Property must be returned in the same condition (normal wear and tear excluded). -Final walkthrough inspection will be scheduled after tenant vacates. Violations and Evictions -Violation of lease terms or rental policies may result in notices, fines, or termination. -Illegal activity, unauthorized occupants/pets, or non-payment of rent are grounds for eviction.
