Additional deposit may be required if rental history is less than 3 years. Any prior evictions, collections to other landlords, and/or criminal history is an immediate denial. Prior bankruptcies and/or foreclosures must be discharged/closed and credit history since must be good. Cosigners are ONLY for lack of income or no credit history (not for bad credit) Income Verification: Two most recent and consecutive pay stubs or a job offer letter required for all applicants. Total income combined for all adults over 18 must equal 2.5x's monthly rent to qualify. Applications with more than two adults: Two applicants may combine income, however additional occupants must EACH earn the required 2.5x's monthly rent. Pets: Two pets allowed, no breed restrictions, but a pet interview will be required. Additional $500 refundable deposit per pet. Occupancy: Up to 4 people.
