Monthly total would be $1288. Utilities are residents' responsibility. We have 3, 6, 9 and 12 month lease terms (price above is for a 12 month lease). Qualifications: - Credit scores 625 and above: no conditions for approval - Credit scores 624 - 550: conditional approvals apply - Credit scores below 550: strong cosigner or lease paid in full - Income to be 3x the monthly rent (if more than 1 applicant, combined between all parties) - Background check: no felonies in the past 7 years, can not be a sex offender, no evictions within the last 7 years, as well as liens or bankruptcies, unless discharged or dismissed. - Cosigner qualifications: 6 times the monthly rent, as well as a minimum credit score of 700. You can use a cosigner for income, credit, or both if needed. Rand Property Management will require renters' insurance and electricity to be in the resident's name by the move in date. Application Process: - Application fee of $75.00 per applicant over the age of 18, non-refundable - Once your application has been approved, you'll pay our $495.00 non-refundable move-in fee within 24 hours of approval to secure the apartment and cover a professional cleaning cost. - Sure Bond: A Sure Bond is paid in lieu of a security deposit. This bond is based on your credit score and can be anywhere from $87.50 up to $437.50.This is non-refundable. - If you have pets that are not emotional support or service animals, there would be a non-refundable pet fee of $395 per pet, plus $25 a month in pet rent per pet. We allow up to 3 pets. - If you have an ESA or Service Animal, we would need a letter from your healthcare provider. Please note, we do not accept letters from a company located online. Lastly, if you are moving in on or after the 20th of the month, you would need to pay the prorated amount for that time, along with the following month's rent.
