Included Spaces & Amenities: Furnished living spaces (excluding the two locked rooms) Spacious kitchen with standard appliances Master bedroom with private bathroom Washer and dryer in unit Access to shared gym, backyard, pool, and deck Exclusions: Two designated rooms are not included in the lease. Tenant shall not access, store belongings in, or tamper with the locked rooms. Utilities: Base rent does not include utilities. Tenant may choose to pay their own utilities directly. Alternatively, landlord will cover utilities for an additional $500 per month and keep accounts in landlord's name. Tenant Rules & Responsibilities: 1. Tenant agrees to keep the premises clean, safe, and in good order. 2. No smoking, illegal substances, or unlawful activities permitted on the property. 3. Pets allowed only with written consent from landlord. 4. Noise levels must be kept reasonable; respect for neighbors and shared spaces is required. 5. No modifications, alterations, or repairs may be made without landlord approval. 6. Tenant is responsible for utilities unless selecting the $800/month utility-included option. 7. Use of pool, deck, and gym is at tenant's own risk. Tenant acknowledges landlord is not liable for accidents or injuries in shared areas. 8. Tenant must report any damages or maintenance issues promptly. 9. Tenant may not sublease or assign the property without landlord's written consent. 10. Upon termination of lease, tenant shall return the premises in the same condition, normal wear and tear excepted.
