    We recently purchases this property and removed all the carpet, old vanities, toilets and textured ceilings. NO carpet! Main floor with kitchen, living, dinning, 1/2 bath, and storage closet. Bedrooms and living room have ceiling fans. Upstairs has full size laundry closest and two equal size bedrooms with a shared bathroom with a tub insert. Fenced in backyard with shed--great for storing bikes! Wood burning, gas, fireplace. We are wrapping up last minute details and hope to have all photos updated by the end of the week (August 3, 2025). Quick and easy access to West End Train Station (1 block), interstate 20 (.5 miles) and Atlanta Beltline (4 blocks). AUC Shuttle from West End train station to campus; 3 stops off the train to GSU. Quiet street with legacy residents, as we are looking for quiet, long term residents to see why The West End as The Best End too! :) We are NOT qualified to accept housing vouchers at this time. RENTAL CRITERIA: -Applicant must have verifiable current employment or income with a gross monthly income or at least three (3) times the rental rate. In the event that the applicant has been at their current job for a period of six (6) months or less, then the applicant must provide verification of prior employment. Should the applicant be self-employed, they must then provide a copy of the previous year's tax return. -Applicant must have a verifiable rental reference of six (6) months or more with a lease term fulfilled and a copy of the sixty (60) day written notice to vacate current or pervious address provided. Applicant must not have more than two (2) late payments and/or non-sufficient fund (NSF) checks in one (1) year of residency. Any applicant with questionable rental history or a prior eviction may be subject to denial of application. -Applicant credit reports must be in good and acceptable standing. Medical collection accounts will be the only exception in determining acceptable credit. Personal bankruptcies shall be allowable as long as the applicant meets all other qualifications and criteria and has re-established a good credit rating. -Any and all adults must complete a rental application, pay an application fee of $75.00, be listed on the lease as a resident, and have full liability to fulfill all terms and conditions of the lease. -Roommates must each have a gross monthly income of at least two (2) times the rental rate, and they must each fill out an application and pay an application fee and meet qualification criteria. -The NON-REFUNDABLE application fee must be paid before the approval process can begin. -A Lease Guarantor will be accepted on behalf of full time students and for persons with no prior rental or credit history. A Lease Guarantor must complete a Lease Contract Guaranty and pay an application fee. Income requirement for a co-signer is five (5) times the rental amount. -Applicants must consent to a background and criminal investigation search. Criminal charges and/or convictions may be grounds for denial. -Pets may be permitted upon landlord written approval. If approved, there will be a 2 pet limitation. Applicant shall be required to provide a pet deposit of $300.00 USD for one (1) pet and $600.00 (USD) for two (2) pets, which is non-refundable. We pay for yard services (all animal droppings to be cleaned every Wednesday for yard work on Thursday), recycling/trash and wild life maintenance. Water bill will remain in our name but billed to you monthly. NO SMOKING INSIDE. Small animals allowed. Parking in driveway and street only with the flow of traffic. NO evictions.
