Any necessary repairs should be promptly reported to the Landlord. **Smoking Policy - No smoking is allowed inside the premises. **Pet Policy - A one-time non-refundable pet fee of $500 applies, which covers up to three pets. - Under Florida law, service animals are not considered pets and are exempt from pet fees. **Lease Termination - Failure to pay rent on time, maintain the property as required, or engaging in illegal activities will result in early termination of the lease agreement. - The Landlord must give written notice to the Tenant for any breach of the lease, with a 7-day notice to cure the breach for non-compliance issues, or a 3-day notice for non-payment of rent, before proceeding with eviction. **Governing Law - This lease agreement is governed by the laws of the State of Florida, including Chapter 83 of the Florida Statutes (Florida Residential Landlord and Tenant Act).
