WHO'S THIS APT FOR? It's a very new and modern in-law at the street level of my 2-story house with its own separate entrance. Ideal for someone who's been in a share situation and wants an apartment of their own, or who can't find a place that would welcome their dog, or wants a place in walking or quick-bike distance to nearby UCSF, or a couple moving here and not sure yet where to live. The apartment also comes with a w/d, fabulous outdoor patio, veggie and flower gardens, and enormous deck, enclosed space for a dog, and an additional spacious shared indoor area to make it the equivalent of a full one-bedroom apartment. Our neighborhood is safe and beautiful. It's available now because my wonderful tenant of three years moved to live with her mom b/c of the pandemic. BEDROOM, KITCHEN, BATH The bedroom is 14'x12' plus full galley kitchen & the bathroom, built-in storage and a walk-in closet. Beautiful granite counters in both the kitchen and bedroom (serves as desk, TV, computer, etc.). Built only a few years ago for my daughter, I put in the finest of everything but she settled on the East Coast. All bamboo hardwood floors, custom light oak kitchen cabinets, and a built-in microwave. The oven/stove is gas, and the fridge & appliances are energy-saving. ADDITIONAL LIVING AREA The studio has its own separate entry into what used to be the garage. Because street parking is easy I completely "finished" the garage so it provides an additional 300sq/ft to the studio, and, other than the laundry & mail, is used almost exclusively by the studio tenant. No pipes, wiring, ducts, etc. show all in the walls and ceiling. I even plan to lay carpet down if desired. There's room for a sofa, bookcases, table & desk, bikes, etc. That's where we have washer/dryer, additional built-in storage shelving, room for bicycles, and a large fridge, etc. There is only one other unit in the house, and the couple upstairs don't use this area except for laundry, mail, and their bikes. OUTDOOR AREA: The enclosed patio is right outside the apartment's kitchen door w table & chairs, great for weekend breakfasts, potted plants, and enclosed for a dog. Alongside the patio are four tiered garden sections for plants. vegetables, and flowers, and above is an enormous redwood deck w a great view. When San Fran is blessed with sunny days or warm evenings we take advantage of the big deck to read, entertain, BBQ and hang out. THE NEIGHBORHOOD: Every house on the street in Golden Gates Heights is different with it's own unique character (see street photo). It's a great very safe residential neighborhood that's in walking distance or a quick bike ride to UCSF, 2 short blocks to the N Judah streetcar for Downtown, six streets from 19th Avenue that runs straight North over the GG Bridge (15 mins) to Marin towards Sacramento, or straight South passing Stonestown Galleria to the Peninsula for SFO (20 mins), & Silicon Valley. The 66 bus stops in front of the house, Andronico's supermarket is two blocks away, a major Catholic church is down our street, as is the Alice Fong Bilingual Public School. Loads of coffee shops, restaurants, the famous Green Apple Books, etc. and lots more on nearby 9th Ave. GG Park is a nice walk from here. The now-famous Moraga "Mosaic Stairway" built by our neighborhood is practically around the corner and can bring you up to the peak of Grandview Park with its 360 degree view of all of SF. A daily walk up to the top kept me and my dog in great shape. (See the stairway - and us - in photos attached.) TERMS: 1-year lease $2,150. 1 month security deposit, last month's rent. 1st month's rent due upon signing . If you have a dog there's a small additional pet deposit. No smokers, no drugs, no heavy partying people. I'm the owner but at risk so during the pandemic my wonderful tenants upstairs are showing the studio. I'm a good landlord and my previous tenant loved living here, so if you like it, feel free to talk with her too. Priced below market because of the pandemic, the apartment is a tremendous bargain given the extra living space in the large extended area. Previous rent for six years was $300 more. SHORTER-TERM LEASE IS POSSIBLE: If you are moving to San Francisco and need a home for only 6 months or so because your things are in storage, or are working here for a limited time, we can discuss renting it short-term, possibly even furnished. The $2,150 rent amount applies to a one-year unfurnished lease. VIEWING and MOVE-IN DATES: You can see it by appointment only, of course. 6' separation, or you can wait until I make a video.
