The property can be rented fully furnished, partially furnished, or unfurnished, depending on the tenant's needs. Specific furniture requests must be discussed and confirmed with the landlord prior to move-in. An inventory of all furniture and household items staying in the property will be provided and must be signed at move-in. If the tenant wishes to remove any furnishings from the property during the lease term, it is the tenant's sole responsibility to arrange and pay for off-site storage (if needed). The tenant will be held financially responsible for any loss or damage to removed items or any damage caused to the unit during the removal or reinstallation of furnishings.
Tenant agrees to keep the property in good condition. The tenant is responsible for the cost of any repairs totaling $300 or less. Repairs exceeding this amount must be reported to the landlord promptly. Except for normal wear and tear, the tenant will be held responsible for any damage resulting from negligence or misuse.
Landlord reserves the right to access the unit with appropriate notice, per local landlord/tenant laws, for inspection, maintenance, or repairs.
Tenant must carry renter's insurance to cover personal belongings and liability during the lease term.
This property is part of a community governed by a Homeowners Association (HOA). Tenant agrees to comply with all HOA rules, regulations, and bylaws for the duration of the lease. Failure to follow HOA policies may result in fines or penalties, which will be the sole responsibility of the Tenant.
