I know this is a lot to read, but it is better to be on the same page and have a positive experience than to leave items or concerns not addressed. OCCUPANTS- Designed for maximum 1 occupant. Only one bath and one bedroom (one bed). RENT, PAYMNET, VACANCY, ENTRY- First, Last and security due at signing. Tenant will be required to pay length of stay in full if stay is shorter than 3 months. Tenant will be required to provide owner with current driver's license. Rent payment will be due 1st of month before 6:00 p.m. There is NO grace period. If payment is late, there will be a late fee of $30.00 added to rent. Rent payment will be automatically withdrawn from tenant's financial institution. If payment is overdrawn, tenant will be required to immediately pay by cash or vacate the property at once! Tenant will not be refunded any rent if tenant leaves before lease term expires or is asked to leave prior to lease term expiration. Tenant should provide owner notification if tenant will be away from premise for more than a week. Owner reserves the right to enter tenant's apartment in case of emergency and/or for cleaning purposes. Maintenance may be needed from time to time. Owner will notify tenant by phone or text within 24 hours (other than immediate emergency) prior to when maintenance is needed in the unit and tenant understands that the owner will not be required to wait for tenant to respond to the request and will make entry to the unit to preform maintenance. COMMUNICATION- Tenant will occasionally see owner on property in shared areas and for maintenance and grass cutting. Please do not knock on the owner's door. Owner prefers to communicate with tenant by text, phone calls or emails and will respond to tenant the next day or at owner's convenience if received after 7:00 p.m. RULES- Tenant including all those associated with tenant will be asked to leave at the tenant's or guests of tenant expense giving no refund of any of the rent, possibly loss of security deposit and or additional charges if the following rules, terms or conditions are broken. NO PARTIES, OVERNIGHT GUESTS, LOUD MUSIC, OR ANY ACTIVITIES THAT IS A DISTURBANCE. Quiet time is 9:00 p.m. to 7:00 a.m. Tenant understands that owner reserves the right to ask any guest of the tenant to leave the property at any time for any reason the owner deems necessary. If the tenant's guest does not leave on their own accord after being asked to leave the property, the guest will be removed from property by law enforcement at the expense of the guest and/or tenant. NO SMOKING ANYWHERE ON PROPERTY No pets of any kind. Owner has pets on premises and guests may see the owner's pets in back yard which is designated for owner's pets only and is off limits to guests. Parking is inside locked gated area and gate is to be CLOSED AND LOCKED. No grilling. No cooking of dangerous materials or of offensive odors. Please DO NOT POUR GREASE OR FOOD PARTICALS in sink or toilet. Use a container or ask owner to provide one for you to pour grease or food particles to be properly disposed of in the trash. Trash is required to be removed from apartment regularly and brought out to trash cans. Owner does not allow or provide any additional storage. Tenant will not be allowed to store personal items on the property. Tenant will be asked to remove the items at first offense, if property is not removed immediately, owner will remove the property at tenant's expense and owner reserves the right to dispose of property at owner's will. Owner reserves the right to add or delete any of the rules, terms or conditions herein.
