Residential Lease Agreement Basement Apartment
Property Address: 7611 Buckland Place, Lorton, VA 22079
Unit: Private 1-Bedroom Walk-Out Basement Apartment
1. Term & Occupancy
Lease term: 12-month minimum beginning on [Move-In Date] and ending on [End Date].
Occupancy: Only the tenant(s) listed in this agreement may reside in the premises. No subletting or long-term guests without written consent.
2. Rent & Utilities
Monthly rent: $1,200.
Rent is due on the 1st day of each month and is considered late after the 5th day of the month.
Included in rent: Water, electricity, heating/cooling, and internet service. Tenant is responsible for any other optional services (e.g., cable TV).
3. Security Deposit
Tenant shall pay a security deposit equal to one month's rent ($1,200) upon signing this lease.
Deposit will be returned within 45 days of lease termination per Virginia law, minus allowable deductions for unpaid rent, damages beyond normal wear and tear, or other charges authorized by this lease.
4. Late Payment
If rent is not received by the 5th day of the month, a late fee of 10% of monthly rent ($120) will be added.
If rent remains unpaid, landlord may issue a 5-Day Pay or Quit Notice in accordance with Virginia law ( 55.1 1245).
5. Smoking Policy
No smoking permitted inside the premises or any shared areas. Violations are considered a material breach of lease.
6. Utilities and Internet
Landlord shall provide water, electricity, heating/cooling, and internet at no additional cost to tenant.
Tenant agrees to use utilities reasonably and not overload circuits or misuse services.
7. Property Condition & Repairs
Tenant agrees to keep the premises clean and notify landlord promptly of needed repairs.
Tenant is responsible for damage caused by negligence or misuse. Landlord is responsible for major repairs and maintenance.
8. Landlord Access
Landlord may enter the unit with 24 hours' notice for inspections or repairs, except in emergencies where immediate entry is required.
9. Lease Violations & Eviction
Violations such as non-payment of rent, unauthorized occupants, or smoking indoors may result in a 5-Day Pay or Quit Notice (non-payment) or 30-Day Cure or Quit Notice (other breaches) as per Virginia law.
If violations are not corrected, landlord may pursue eviction through an unlawful detainer action.
10. Additional Terms
No pets allowed.
Tenant must comply with all applicable laws and HOA/community rules.
Tenant is encouraged to obtain renter's insurance for personal property (not required but recommended).
11. Governing Law
This lease is governed by the Virginia Residential Landlord and Tenant Act (VRLTA). Tenant will be provided with the mandatory Tenant Rights and Responsibilities form at signing.
