Tenants will be responsible for any damage or odor remediation costs (e.g., repainting, deep cleaning, carpet/floor replacement) and risk the potential termination of lease. -Alterations No painting, structural changes, or major modifications Pet Policy: -Pet Limit: Up to 2 dogs allowed (dogs only, no other pets allowed) -Breed Restrictions: No aggressive breeds (e.g., Pit Bull, Rottweiler, Doberman, etc.) -Weight Limit: Pets must be under 50 lbs each -Pet Deposit: $500 per pet (refundable, based on move-out condition) -Monthly Pet Rent: $25 per pet, added to the monthly rent -Vaccinations: All pets must be current on vaccinations and flea prevention -House Training: All pets must be fully house-trained. Tenants are responsible for immediate cleanup of pet waste both inside and outside the unit. -Noise: Excessive barking or disruptive behavior that affects neighbors may result in a written warning and possible lease violation if not corrected. -Pets must be well-behaved and non-destructive. Any damages caused by pets are the responsibility of the tenant and may result in additional charges. House Parties and Gatherings Policy: Tenants may host small, respectful gatherings, but house parties are strictly prohibited. A house party is defined as any gathering that: -Exceeds 10 guests in the unit at one time -Causes excessive noise, disturbances, or complaints from neighbors -Includes underage drinking, illegal substances, or disorderly conduct -Results in property damage or violation of local ordinances Violations of this policy may result in: -A $250 fine per occurrence -Liability for any damages or cleaning costs -Immediate termination of the lease in serious or repeated cases -Tenants are fully responsible for the actions and behavior of their guests at all times.
