The criteria which may result in a denial (includes but is not limited to): Zero income or income lower than (3) times the rental rate, unsatisfactory credit or rental history findings, exceeding the maximum number of occupants per apartment home, restricted pets, inability to meet conditional requirements of application results, providing misleading or inaccurate information, and adverse, subpar, or unverified information. *Applicants must have a combined gross monthly income of at least three times the monthly rent, not to exceed a total of 2 applicants to meet this combined income requirement. *Minimum credit score requirement of 640 or higher for all applicants *Rental history must be provided, and prior residences will be verified by prospective landlord to ensure adherence to all lease terms. Necessary documentation to be provided by each applicant in order to be considered: *Income verification: each applicant must provide either pay stubs or bank statements for the past 3 months * Credit report must be completed by each applicant via the application process * Background check must be completed by each applicant via the application process Process: *Please do not reach out to schedule a showing unless you can verify through your application that your combined income is at least 3x the posted monthly rent. *After you tour, if you choose to apply (via Zillow) we will require a complete application for you and every adult applying with you. *Applications will be processes as they are received and the first approved applicant is offered the rental.
