The duration of this lease is flexible between 6-18 months, but to be agreed upon before signing. Monthly rent will depend on length of lease. Lessee agrees to pay to Landlord total monthly rent, which shall be due and payable on the first day of each month of the Lease term. Any month for which the Lessee is not occupying the Premises for the entirety of the month, the rent amount for that month shall be prorated on a per-night basis and also due on the first of that month. A refundable security deposit of $1000 will be due by the first day of the lease period. At the end of the lease period an inspection will be performed on the property and the full security deposit amount will be returned if property is left in same condition as Lessee received it at commencement of lease term. If Landlord needs to make repairs, the cost of repairs will be deducted from the security deposit. Landlord will have property professionally cleaned and repairs made prior to the first day of the lease period. The Landlord shall be responsible for maintaining the property in reasonable condition and in conformance with all applicable State, Local, and Federal housing codes and standards. Lessee shall be responsible for maintaining the interior of the house, furniture provided by Landlord (if any), and exterior premises (front porch, back porch, and yard) in a clean and neat condition. Lessee must keep outside clean of all trash at all times. Landlord shall maintain adequate liability insurance coverage and comprehensive fire and casualty insurance coverage for the Premises. Lessee may make improvements to the structure on the premises as Lessee deems necessary and with the written approval of the Landlord. Written approval may be received in the form of email. Improvement shall be at Lessee's sole cost and expense. All permanent improvements and fixtures shall become the property of the Landlord. Either party may terminate this Lease by giving thirty (30) days written notice to the other party. This Lease Agreement may be modified only if in writing and signed on behalf of each of the parties hereto. Lessee may not sublet the Premises.
