You can only tell so much about a house and its location from a picture on the internet. Our Leasing Agent stays very busy and we need to reserve his appointments for serious inquiries only. Next, if you haven't already done so, check out our website at www.valorrentals.com. From this website, you can apply and read about our company and learn more about the approval process and qualifications. If you haven't done so already, apply online (there is no application fee). Send us your local Income documentation for the last 60 days and photo ID. You can fax or email them to 404-591-7945 or leasing@valorleadership.com. Acceptable forms of documentation would be SSI, Disability, Retirement, Check stubs, and we are able to take Food Stamps into consideration. We are not able to accept Child Support as income unless you can show proof you have been receiving it steadily for the past 6 months. A court order is not proof of receipt. If you are self employed, you can provide 6 months of business checking account statements showing deposits. Self Employed individuals must prove income. You must have current local employment for 60 days. Unemployment income cannot be counted as guaranteed income. Please see our Earnings Chart below to understand our income requirements. If the rent is: $500-$700- need rent PLUS $1800/mo $701-$900- need rent PLUS $2000/mo $901-$1100- need rent PLUS $2200/mo $1101- $1200- need rent PLUS $2400/mo $1201-$1300- need rent PLUS $2600/mo $1301+ need rent PLUS $2800/mo Now let me take a second to let you know a little about our company and our mission. We are not perfect but when we make mistakes, we try to correct them. We treat all people as we wish to be treated. Now, here is some information about our requirements for renting a home. The security deposit is the same as one month's rent. Half of the security deposit will hold the house for 2 weeks. If you need to hold the house for longer than 2 weeks then you would need to deposit the other half of the security deposit. However in order to move in, the entire security deposit as well as the first month's rent has to be paid. Payments will not be accepted into the bank account if the payment is made the same day as the Move In date. Any funds owed on the day you move in, that payment will have to be made to the Leasing Agent at the lease signing by Money Order ONLY. No checks will be accepted. Deposits made into the bank account on the day of the lease signing cannot be used towards the funds needed to move in since we need time to verify the source of the deposit. We can only hold a house for 30 days. We verify income/employment and pull an Eviction/Criminal History report from the National Database as well as a Credit Report. Qualifications: Credit score above 525, No evictions or filing for evictions in the last 3 years. An eviction/ filing will not necessarily disqualify you, however you would need to pay 3 months Security Deposit in order to qualify. Valor Homes reserves the right to decline any customer who has attempted to commit fraud with regards to their application and/or paystubs. Valor Homes reserves the right to decline any customer with excessive or consecutive Eviction Filings (more than 3) within the past three years or
