FAQs: 1) This is a single family home, there are no other tenants. Tours can only be scheduled with a completed and accepted application. 2) There is a front yard and a back patio, neither are gated. 3) Only one pet is allowed and the pet fee is no refundable (max 20 pounds; otherwise additional large pet fee applies). 4) This property is located in the Pittsburgh neighborhood of Atlanta. The closest landmark is Rodney Scott BBQ if youre looking for an approx. distance from your placement location. The security deposit is due along with the move-in checklist within the first 48 hours after you move in. If you sign a lease more than 72 hours ahead of move-in, a $250 non-refundable move-in fee is required at lease signing to hold the unit. This fee will be applied to your first months rent. If you back out of the lease prior to your scheduled move-in day and time , the fee will not be refunded. 6) The application process includes a screening, phone interview, and rental application. Must provide employment contract, recent W2s, and a minimum of two years rental history. Renter requirements: *Proof of income (current paystubs and/or relocation contract) must be provided; monthly income must be at least 3 times the rent *3 years of rental history *3 years of employment history *All tenants over the age of 18 are required to complete an application and background screening *Must complete an application to request a tour or phone interview *Housing vouchers accepted for leases beginning in March 2023 *No sub-leasing allowed *Rental insurance required *600 credit score minimum Rental duration can be negotiated. The security deposit includes a non-refundable $200 cleaning fee for leases up to 6 months. Owner pays for water and utilities (electricity, internet, trash) up to average bill amount; Renter pays overages for leases up to 6 months. For lease requests for greater than 6 months, Renter will be responsible for utility payments and the security deposit will increase to equal one month's rent. One small pet is allowed and the pet fee is non-refundable (max 20 pounds). Larger animals or a second animal will be allowed on a case-by-case basis for and additional fee. No smoking allowed in the home or on the front porch. Rent is due on the first and will be prorated if necessary for the first month. For leases shorter than 6 months, there is no grace period and a $75/day late fee. For leases over 6 months, there is a 5-day grace period for the first late payment.
