Renter is responsible for all utilities, yard maintenance, and following PLPOA rules. Lease term is 6 months. No smoking or vaping allowed on property. Instead of first, last and security deposit, we require first and 2 security deposits - which is the same amount of money, just with a different label. If rent is received at least 1 day prior to due date and there are no outstanding lease violations or amounts due, then the tenant receives a $25 credit towards next month's rent. From the lease: No guests of the Tenants may occupy the Property for longer than one week without the prior written consent of the Landlord. No guests of the Tenants may occupy the Property for a cumulative total of 14 days in a single 12-month period. The Tenant is responsible for getting and maintaining renter's insurance.
