All interested applicants must submit a background check and references for consideration. Basic Lease Terms Utilities & Services: Water, sewer, and trash are included and paid by the owner. Electricity and natural gas are separately metered and charged to tenants based on usage. Internet is provided for a flat monthly fee, paid by the tenant. Lease Term & Payments: Monthly rent is due on the 1st of every month, with a grace period of 7 days. Late payments may incur a fee of up to 5% of the rent or $50 whichever is greater as allowed by Colorado law Accepted payment methods include online transfer, check, or money order. Security Deposit: A refundable security deposit of up to two months' rent is collected at move-in, in line with Colorado regulations It will be returned within 30 days of move-out, minus any documented deductions for damages, following statutory guidelines Pets: Pets are considered on a case-by-case basis. If allowed, a non-refundable pet fee (or deposit) will be required, and tenants will remain liable for any pet-related damage. Smoking & Marijuana: No smoking or vaping (including marijuana) inside the home. If permitted, outdoor smoking must follow local ordinances and be conducted a safe distance from the building Maintenance & Entry: Tenants are responsible for keeping the property clean and reporting maintenance needs promptly. The landlord will handle necessary repairs to ensure habitability. The landlord may enter the property for inspections, repairs, or showings with at least 24 hours' notice emergency access permitted as required by Colorado law Tenant Conduct & Insurance: Tenants agree to comply with local ordinances and not create disturbances or nuisances. Renters' insurance is strongly recommended. Any alterations or subletting require written landlord approval. Eviction & Termination: Lease termination and eviction will follow Colorado's required notice periods and legal procedures
