The house is a spacious 3 bedroom 1 and a half bathroom, cozy fireplace room, seperate washer and dryer (included), spacious shed, and a fenced in back yard. Tenant Responsibilities and Rules 1. Security Deposit and Last Month's Rent Before taking possession of the Premises, Tenant shall pay to Landlord a Security Deposit of Two Thousand Six Hundred Dollars ($2,600.00) and Last Month's Rent in the amount of Two Thousand Six Hundred Dollars ($2,600.00). Both payments must be received in full prior to the move-in date. The Security Deposit shall be held in accordance with applicable state law and may be used by Landlord to cover unpaid rent, damages beyond normal wear and tear, or other expenses permitted by law. 2. Rent and Pro-Rated First Month The monthly rent for the Premises shall be Two Thousand Six Hundred Dollars ($2,600.00). Rent is due in full on the 28th day of each month and shall be considered late if not received by that date. Rent for the first month of occupancy shall be pro-rated based on the move-in date. 3. Utilities and Fees Tenant shall be responsible for payment of all utilities serving the Premises, including but not limited to water and electricity, which will be billed based on actual usage. In addition, Tenant shall pay a monthly grounds upkeep charge of Eighty Dollars ($80.00), due with the monthly rent. 4. Smoking Policy Smoking of any kind is strictly prohibited inside the home. Tenant, occupants, and guests must refrain from smoking within the interior of the Premises. Tenant shall be responsible for any damages, cleaning, or deodorizing expenses resulting from violation of this policy. 5. Pets Pets are permitted, subject to the following conditions: A maximum of two (2) pets are allowed. Tenant must obtain Landlord's written approval prior to bringing any pet onto the Premises. Additional pet deposit(s) and/or monthly pet fees shall apply, as specified in a separate Pet Addendum. Tenant shall be responsible for any damage or nuisance caused by pets, including waste cleanup on the property grounds. 6. General Responsibilities Tenant agrees to: a. Maintain the Premises in a clean, sanitary, and safe condition at all times. b. Promptly report any maintenance or repair needs to the Landlord. c. Comply with all applicable laws, ordinances, and community rules. d. Not engage in any illegal or disruptive activity on or near the Premises. e. Be responsible for the conduct of all occupants and guests. 7. Violation of Terms Violation of any of the above terms or rules may be considered a material breach of this Lease and may result in termination of tenancy and/or forfeiture of deposits in accordance with applicable law.
