IMPORTANT LEASE TERMS
1. Rent and Security Deposit:
Monthly rent: $1,745 first month due at lease signing
Security deposit: $1,745 due at lease signing.
Utilities Monthly Flat Fee: $200 due at lease signing
The security deposit will be held by the Landlord to cover damages to the property beyond normal wear and tear.
2. Late Rent: Rent is considered late if not received by the 5th of the month. A late fee of $100 will be assessed for any late payment.
3. Utilities: Landlord shall provide all utilities (water, electricity, trash, internet, sewer, gas) under one monthly flat fee of $200. Landlord reserves the right to change terms of the lease and charge an additional fee for utilities if abused and used in excess beyond normal use.
4. Ring Doorbell: Tenant shall relinquish ownership and control of the Ring doorbell account associated with the premises to Landlord prior to vacating the premises. Failure to do so may result in a deduction from the security deposit, not to exceed the cost of purchasing a new Ring doorbell system.
5. Washer/Dryer Maintenance: Tenant is responsible for the monthly cleaning of the washer/dryer combination unit's outlet tube (located at the bottom right of the machine), as per the manufacturer's instructions. Failure to maintain the unit, resulting in necessary repairs or maintenance, will result in deductions from the security deposit.
6. Landlord Access: Landlord shall have the right to access the premises for necessary repairs, maintenance (including access to the electrical panel), or in the event of an emergency. Landlord shall provide reasonable notice to Tenant prior to such access, unless such access is required for an emergency situation.
7. Parking: Tenant shall register any vehicle(s) parked on the premises with the city of Alexandria and pay the permit fee. Parking with the city of Alexandria is the Tenant's responsibility. If the Tenant fails to register their vehicle and obtain a parking permit it is at their own risk. The landlord is not to be held liable for any parking tickets acquired by the Tenant.
8. Pet Policy: One (1) pet, weighing no more than 30 pounds, is allowed with prior written consent of the Landlord. A one-time non-refundable pet deposit of $150 and an additional monthly pet rent of $50 will apply.
9. Lease Term: The lease term shall be for one (1) year
10. Lease Renewal: This lease may be renewed upon mutual written agreement of the Landlord and Tenant, at least 30 days prior to the expiration date of the lease agreement.
11. Default: Breach of any term(s) of this Agreement may subject Tenant to financial penalties, including deductions from the security deposit and/or legal action.
12. Quiet Enjoyment: Landlord shall ensure Tenant's quiet enjoyment of the premises, free from unreasonable interference.
13. Condition of Premises: Tenant shall maintain the premises in a clean and habitable condition, reporting any necessary repairs to Landlord promptly.
14. Assignment & Subletting: Tenant may not assign this lease or sublet the premises without the prior written consent of the Landlord.
15. Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the State of Virgina.
16. Tenant is required to obtain renters insurance.
17. Tenant must undergo a background and credit check.
